Artex removal for Bean properties
Covering an intact coating is one option, but the asbestos is still there and should be recorded for future work. People often contact us about ceilings due to be knocked through or removed and ceilings before downlights go in, involving textured walls, swirl patterns and Artex ceilings.
Rural homes near Bean have often been altered over generations, so coatings may date from earlier work. We explain what we find in plain English, including when it’s better to leave a material in place.

Common questions in Bean
How far is Bean from London?
We cover Bean, about 17 miles from central London.
Is the Artex in my Bean home asbestos?
Some older coatings do, and many don’t. Only a test will tell you.
Do you work on commercial premises?
Yes. Send us the details of the premises.
Does weather affect the work?
Indoor jobs go ahead in any weather. Outdoor removal may be postponed in strong wind or heavy rain, for safety.
Can you come if the asbestos is damaged?
First, keep people away from the damaged material: close it off and do not clean it up yourself. Then contact us for advice on the next step.
Can I sand my Artex ceiling smooth?
Not before testing. Sanding or dry scraping an asbestos coating releases fibres.
What should I do if I’ve disturbed asbestos?
Leave the area, keep others out and close the door if you can. Don’t try to clean up the debris yourself, then contact a professional.
Can I just skim over it?
Covering it is an option if it’s intact, but never sand it first, and keep a record.

Many ceilings have years of paint on them, so age is hard to judge.
These are some of the things we deal with in Bean:
- Ceilings before plastering
- Extensions that cut into ceilings
- Rented flats before redecoration
- Walls before a kitchen or bathroom refit
A school like Bean Primary School should know from its asbestos register whether coatings have been tested, before decorators start.

Doing it yourself?
Sanding, drilling, cutting and jet-washing are the worst things you can do to asbestos materials, so avoid them completely.
HSE’s advice to the public is not to try to repair or remove asbestos yourself. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.
- Nothing removed blind: unknown materials are tested first
- Done to the regulations: HSE guidance and CAR 2012
- Paperwork for your records: reports, lab results and consignment notes
- Asbestos waste double-bagged or wrapped and taken to a permitted site
