Asbestos garage roof removal in London and the South East
Many garages built before 2000 have corrugated asbestos cement roofs. In good condition they’re lower risk than many other asbestos materials, but they become brittle, crack, grow moss and start to leak with age. Removing the roof is often the first step to a new roof or a garage conversion.
HSE treats removing asbestos cement sheets as non-licensed work in most cases, but it still has to be done with the right controls. The sheets are kept damp, unbolted and lowered whole, never broken up, dropped or jet-washed. Asbestos cement roofs are also fragile, so nobody should stand on them without proper access equipment.

How it works
- Send photos of the garage, the roof and the access, and tell us the rough size
- If the roof hasn’t been identified, we can test a sample
- We plan the job and the waste and send a quote
- On the day we damp the sheets, release the fixings and lower the sheets whole without breaking them
- The sheets are wrapped or bagged, the area is cleaned, and the waste goes to a permitted site with a consignment note
After the roof comes off
Removal leaves the garage open to the weather, so plan the new roof before the removal date. Tell us your plans when you ask for a quote, and we’ll time the job around them.
Is my garage roof asbestos?
If it’s grey corrugated sheeting on a garage built before 2000, it may well be, but you can’t be sure by looking. A sample test gives you the answer. See is my garage roof asbestos?

Your options compared
| Option | Good for | Watch out for |
|---|---|---|
| Remove the roof | Cracked, leaking or brittle roofs; before re-roofing or conversion | Garage open to the weather until the new roof goes on |
| Leave it | Sound roof, no work planned | Keep an eye on it; never jet-wash, sand or walk on it |
| Paint or overclad | Sometimes, on a sound roof | Cleaning and preparation must not disturb the surface; fragile roof risk |
What your quote should include
- What’s included: the areas, materials or samples
- The method and controls
- Waste disposal and the consignment note
- What you’ll receive afterwards

Asbestos garage roof removal: questions
How long does it take to remove a garage roof?
Most single garage roofs are a short job once the work area is set up, but access, the number of sheets and their condition all make a difference. We’ll give you an idea when we quote.
Do I need a survey first?
Not always. If the roof is clearly asbestos cement, a sample test may be enough. If you’re also clearing or demolishing the garage, a survey of the whole structure may be needed.
Can you remove the whole garage?
Tell us what you want removed. Cement wall panels can be removed in the same way as the roof sheets; other parts of the structure may need a demolition contractor.
Can I just paint or overclad the roof?
Sometimes, if it’s in good condition, but cleaning and preparing an asbestos cement roof has its own risks. See repair, paint or replace?
