Artex removal for Cove properties
Textured coatings like Artex were used on ceilings and walls for decades, and older ones can contain a little asbestos. We test the coating, then remove it safely if it contains asbestos. Common materials are coated plasterboard, coated ceiling roses and textured walls, and typical jobs are coatings in the way of electrical work and walls before tiling.
In a smaller place like Cove, textured ceilings often show up when people renovate older family homes. Everything is explained in plain English, including when leaving a material alone is the sensible choice.

Helpful guides
Which option is right?
Test, leave, cover or remove? Intact coatings with no work planned can often stay; if you want smooth ceilings or need to cut into it, removal is normally better. We don’t publish a price list, because jobs vary so much. Our cost guides show published ranges, with dates and sources.
Why us?
- Lab analysis by an accredited laboratory
- No removal until we know what it is
- Records for your files
- Clear written quotes
Read how we quote and our cost guide.
Prices and what affects them
Our quotes take into account:
- The number of samples or the size of the building
- What the material is and its state
- Licensed or non-licensed
- The quantity or area
A test can sometimes save the cost of removal altogether, if the material turns out not to contain asbestos.
What to photograph
For a quick quote, include:
- Where we could park
- A close-up from a safe distance
- A wide shot showing where the material is
- Cracks or breaks
Photos from a safe distance help: don’t touch the material, just send them through our quote form.
Can I do it myself?
Working on a fragile asbestos cement roof is dangerous in itself, quite apart from the asbestos, so never climb onto one.
Asbestos waste can’t go in household bins, recycling or skips. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.

Your questions about Artex removal in Cove
Do you cover Cove from London?
Cove is about 33 miles from central London, well within our area.
Could my house in Cove contain asbestos?
It depends on its age and history: asbestos was used until the 1999 ban, so older homes and older alterations in Cove can contain it. Common places include garage roofs, textured ceilings, floor tiles, soffits and flues.
My builder has found asbestos. What now?
The builder should stop and close off the area. We will identify it and advise on removal.
Does weather affect the work?
It depends on the job: indoor jobs aren’t affected, but outdoor removal may be rescheduled for safety.
Do you need a licence to remove Artex?
Normally not, according to HSE. Larger-scale removal using steam or gel is notifiable non-licensed work.
Should I take the ceiling down instead?
Both work; it depends on the room. We will explain the options.
Is my textured ceiling in Cove asbestos?
Not every coating does: many coatings are asbestos-free. Testing a sample is how you find out.
When can you start?
That depends on the work and current bookings. You will get available dates with the quote.
Good to know
Worth knowing before booking:
- Other asbestos materials found in the room are dealt with separately
- The room being worked on has to be empty and sealed off
