Artex removal for London properties

HSE’s code of practice says work on textured coatings will not normally be licensable. Larger-scale removal using steam or gel is notifiable non-licensed work. We often deal with Artex ceilings, textured walls and coated ceiling roses, and typical jobs are coatings damaged by leaks and coatings already disturbed.

Across London, plenty of homes still have textured ceilings, which should be tested before renovation. We work to HSE guidance on every job, large or small.

Waste is bagged and labelled as we go, then taken to a permitted site. We keep the work area clear of other people while we work, so please keep children and pets away.

  1. Describe the coatings and rooms
  2. We test the coating if it hasn’t been tested
  3. We plan the removal and send a quote

Weighing up your options

DIY removal products are sold for textured coatings, but if it contains asbestos, the job needs proper controls. Always test first. A test can sometimes save the cost of removal altogether, if the material turns out not to contain asbestos.

What you get

  • Legal disposal, with paperwork
  • Covering London and the South East
  • Samples analysed by an accredited laboratory
  • Clear written quotes

See our prices page or our cost guide.

What it costs

The biggest factors in the price are:

  • The survey scope
  • How much there is
  • Access: height, lofts, steps and space
  • Disposal costs

Access makes a big difference to cost, so photos of the area and the way in help us quote accurately.

What to photograph

A few photos can save a site visit:

  • A close-up from a safe distance
  • Approximate dimensions
  • How we’d reach it
  • The parking area

The quickest way to a quote is to send photos and the postcode: ring 07833 053 749, or send the details through our contact page.

Questions from London

Do older homes in London have asbestos?

It depends on its age and history: asbestos products were used until 1999, so pre-2000 homes and extensions in London may have it. Common places include garage roofs, textured ceilings, floor tiles, soffits and flues.

Is the Artex in my London home asbestos?

Some older coatings do, and many don’t. Only a test will tell you.

Can you help with a flat?

Yes. For the shared areas of a block, the managing agent or freeholder holds the asbestos information.

Should I check for asbestos before buying?

Of course. A pre-purchase survey, arranged with the seller’s permission, shows what asbestos is there before you exchange.

Do you need to see it before quoting?

Clear photos and measurements are often enough; otherwise we’ll arrange a visit.

Could my home contain asbestos?

If it was built or refurbished before 2000, it may. Only laboratory analysis of a sample can confirm it.

Does all Artex contain asbestos?

Not necessarily: plenty of textured coatings contain no asbestos. Testing a sample is how you find out.

Do I need to be at home?

We need access to every area in the job, and to be available for questions.

Doing it yourself?

Sanding, drilling, cutting and jet-washing are the worst things you can do to asbestos materials.

HSE advises the public not to repair or remove asbestos themselves. Licensed materials are strictly for licensed contractors.

After we’ve finished in London

The surface is left ready for making good.

After the job, keep these in mind:

  • Keep pets away
  • Tell us which rooms and roughly how big they are
  • Test every different coating
  • Send photos of the coatings

Things not to do

Never sand or dry-scrape Artex before testing.

Hold off on drilling until you have a result.

What we deal with in London

People used Artex to cover cracks and uneven ceilings, and some contained a small amount of white asbestos (chrysotile) for strength.

If any of these sound familiar, it’s worth getting advice:

  • Ceilings before downlights go in
  • Ceilings before plastering
  • Walls before a kitchen or bathroom refit
  • Extensions that cut into ceilings

If you are refurbishing flats near Elephant & Castle station, coatings can be tested while the flat is empty.

Before booking anyone

  • Whether they’re insured for asbestos work
  • Which laboratory analyses samples
  • Whether the work is licensed, notifiable non-licensed or non-licensed
  • That licensed work will be done by an HSE-licensed contractor

Read the checklist

What we do and do not cover

To be clear about the scope:

  • The room being worked on has to be empty and sealed off
  • Plastering and making good are generally separate jobs
  • Other materials may need their own approach

If you’re unsure, describe the job and send photos, and we’ll advise before you book.

What we deal with

  • Coated plasterboard
  • Patched or painted coatings
  • Artex ceilings
  • Textured walls
  • Ceiling roses and cornices (coated)
  • Swirl and stipple patterns
