Need Artex removal in Marley?

Artex removal near Marley

Not every textured coating contains asbestos. Testing a sample tells you, so work can go ahead normally if it’s negative. Whether it’s coatings damaged by DIY and ceilings before skimming, we deal with coated plasterboard, coated ceiling roses and swirl patterns and more.

In a village like Marley, textured coatings turn up in cottages and later homes alike, often added during past renovations. We explain what we find in plain English, including when leaving a material alone is the sensible choice.

Options to consider in Marley

Test, leave, cover or remove? Intact coatings with no work planned can often stay; if you want smooth ceilings or need to cut into it, removal is typically better. Dealing with asbestos before building work is typically cheaper than finding it mid-job, when the whole project can be held up.

Common reasons for Artex jobs in Marley

People used Artex to cover cracks and uneven ceilings, and some contained a small amount of white asbestos (chrysotile) for strength.

These come up again and again:

  • Walls before a kitchen or bathroom refit
  • Flaking textured ceilings
  • Ceilings due to be knocked through or removed
  • Loft conversions

In older homes in Marley, textured ceilings were often added in later decades.

Landlords, managing agents and employers

Contractors working for you need asbestos information before they start. HSE’s campaigns stress this point to building owners and trades alike.

Between tenancies is a good time to deal with asbestos, while the property is empty.

FAQs for Marley

Do you cover small places like Marley?

We do: small villages are covered too. Just tell us how to reach the property.

Do textured ceilings in Marley homes contain asbestos?

Some older coatings do, and many don’t. Only a test will tell you.

Is Artex removal licensed work?

HSE’s code of practice says it will not normally be licensable. Larger-scale removal using steam or gel is notifiable non-licensed work.

Should all asbestos be removed?

Not necessarily. If it’s in good condition and nobody will disturb it, leaving it in place and checking it can be the safer choice.

Should I check for asbestos before buying?

Of course. With the seller’s agreement, a pre-purchase survey tells you what’s there before you commit.

Is my textured ceiling in Marley asbestos?

Not necessarily, as many do not. The only way to know is to test a sample.

Can I plaster over Artex that contains asbestos?

Covering it is an option if it’s intact, but do not sand it first, and record that it’s there.

Do you give written quotes?

Yes, every quote is in writing and says what’s included, including whether VAT is included.

Can I do it myself?

If you do find something during DIY, stop: leave the area, do not clean it up, and ask for advice.

Home testing kits exist, but you have to disturb the material to use one. HSE recommends a competent person takes samples.

Afterwards

After removal, the room is cleaned and the waste goes to a permitted site, and you get the paperwork.

If asbestos stays in the building:

  • Book your plasterer after removal
  • Keep pets out of the work area
  • Test every different coating
  • Plan where you’ll stay or work while rooms are closed off

Things not to do

Do not sand, scrape dry or wire-brush a textured coating before it’s been tested.

Never sand or dry-scrape Artex before testing.

  • Survey or test first when it isn’t clear what a material is
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Written paperwork: reports, results and waste consignment notes
  • Legal disposal at a permitted site, with a consignment note
