Artex removal for Pagham properties

We remove textured coatings from ceilings, walls, ceiling roses and coated boards, in houses, flats and commercial premises across Pagham. People often contact us about ceilings due to be knocked through or removed and extensions that cut into ceilings, including coated ceiling roses, textured walls and Artex ceilings.

Village homes like those in Pagham have often been altered several times, so ceilings may have been coated during an earlier renovation. We start with a clear answer: what the material is, and what that means for your plans.

Your options compared

What are the options for Artex? If it’s intact and no work will go through it, leaving or covering can make sense; if you want smooth ceilings or need to cut into it, removal is usually better. How easy the material is to reach affects the price, so tell us about access.

Why us?

  • Lab analysis by an accredited laboratory
  • Quotes that spell out the scope
  • Legal disposal, with paperwork
  • Covering London and the South East

Take a look at our prices page or our cost guide.

What’s included, and what is not

The usual limits are:

  • We need the room cleared
  • Other materials may need their own approach
  • Larger-scale steam or gel removal must be notified before it starts, which affects the start date

If you’re unsure, describe the job and send photos, and we will advise.

What we deal with

  • Swirl and stipple patterns
  • Coated plasterboard
  • Artex ceilings
  • Ceiling roses and cornices (coated)

Why people call us in Pagham

Textured coatings continued to be made after asbestos was taken out of them, so testing is the only way to know.

People generally contact us about one of these:

  • Coatings damaged by leaks
  • Rented flats before redecoration
  • Loft conversions and extensions
  • Coatings damaged by DIY

In older homes in Pagham, textured ceilings were often added in later decades.

Before you book anyone

  • The scope of the job, in writing
  • That samples are analysed by an accredited laboratory
  • Where the waste goes, with paperwork
  • Insurance appropriate to asbestos work

Materials we deal with

Painted coatings

Many coatings have been painted over, which does not change what’s underneath.

Patched areas

Patches may be newer material.

What happens

We soften the coating and take it off by hand, with no sanding or dry scraping. At the end, we tell you what was done and what happens next.

  1. Let us know which rooms have textured coatings
  2. Each coating is sampled and tested
  3. We go through the options and send a quote
  4. The room is sealed, and the coating removed wet or the boards taken down
  5. The room is cleaned and the waste goes to a permitted site with paperwork

Getting ready

  • Leave the suspect material alone until we arrive
  • Tell us about anything that’s already damaged
  • Have any previous surveys or test results ready

Questions from Pagham

Do textured ceilings in Pagham homes contain asbestos?

Some may, but many coatings don’t contain asbestos. Testing a sample is the only way to know.

Could my house in Pagham contain asbestos?

Homes built or refitted before 2000 can. The only way to know is to test suspect materials. Garage roofs, Artex, floor tiles, soffits and flues are typical examples.

Can I stay at home while you work?

The work room is sealed and kept clear. You may be able to use the rest of the house.

When can you start?

Dates are agreed once the quote is accepted. Some work has to be notified to the enforcing authority first, which affects timing.

Is it OK to scrape off Artex?

Only once you know it’s clear. If it contains asbestos, sanding releases fibres.

Is a home built after 2000 likely to contain asbestos?

Asbestos was banned in 1999, so buildings built after 2000 shouldn’t contain it, although older materials can sometimes be reused or left in extensions.

Should all asbestos be removed?

Not always. If it’s in good condition and nobody will disturb it, leaving it in place and checking it can be the safer choice.

What does licensed work mean?

Work on higher-risk materials, such as lagging, sprayed coatings and most insulating board, is licensed and must be done by an HSE-licensed contractor. Most asbestos cement and textured coatings are non-licensed or notifiable non-licensed.

Prices and what affects them

Our quotes take into account:

  • The category of work
  • The type of material and its condition
  • Access: height, lofts, steps and space
  • How much waste there is

Doing several things in one visit can help, for example testing several materials, or removing a garage roof and a flue at the same time.

What to photograph

When you send photos, these help most:

  • Any damage, cracks or broken pieces
  • The parking area
  • An idea of size
  • A wide shot showing where the material is

Photos and a postcode help us quote quickly: just use our quote form or call 07833 053 749.

Doing it yourself?

HSE’s advice to the public is not to try to repair or remove asbestos yourself. Licensed materials are strictly for licensed contractors.

Working on a fragile asbestos cement roof is dangerous in itself, as well as an asbestos risk, so stay off it.

Afterwards

The surface is left ready for making good.

Looking after any asbestos that remains:

  • Book your plasterer after removal
  • Give us room sizes
  • Empty the rooms in advance
  • Send photos of the coatings

Things not to do

Plan testing before the renovation starts.

Test before the builders arrive.

  • Identify it first: we test or survey before planning removal
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Everything in writing: quotes, reports, results and waste notes
  • Asbestos waste double-bagged or wrapped and taken to a permitted site
