Artex removal in Roedean
According to HSE, textured coating work is normally non-licensed. Bigger jobs using steam or gel must be notified before they start. People often contact us about damaged or cracked coatings and extensions that cut into ceilings, including textured walls, coated ceiling roses and coated plasterboard.
Village homes like those in Roedean have often been altered several times, so ceilings may have been coated during an earlier renovation. We follow HSE guidance and the Control of Asbestos Regulations 2012, whatever the size of the job.

Roedean questions
Do you work near Brighton station?
Yes. Brighton station is about 2.2 miles north-west of Roedean, and we cover both.
Do older homes in Roedean have asbestos?
If your home in Roedean was built or refurbished before 2000, it may, but you cannot tell by looking. Look at garage roofs, textured ceilings, old floor tiles, soffits and flues.
How can I get a price?
Start with the postcode and a description of the material. Then send photos through our quote form, or phone 07833 053 749.
Can you help with a flat?
Yes. For the shared areas of a block, the managing agent or freeholder holds the asbestos information.
Does all Artex contain asbestos?
Not necessarily: many textured coatings don’t contain asbestos. The only way to know is to test a sample.
Does someone need to be there?
We need access to every area involved in the job, and it helps if you’re around to answer questions.
How do I know if my property contains asbestos?
Looking will not tell you. Laboratory analysis of a sample gives the answer, and anything from before 2000 is worth checking.
Do you need a licence to remove Artex?
HSE’s code of practice says it will not normally be licensable. Larger steam or gel jobs must be notified first.
Your options compared
Very cheap quotes for Artex removal can mean dry scraping or sanding, which releases fibres. Ask how the coating will be removed and where the waste goes. Access makes a big difference to cost, so photos of the area and the way in help us quote accurately.
Why us?
- We identify first and remove only what needs removing
- Homes, rented property and workplaces
- Legal disposal, with paperwork
- Work done to the regulations
Read our prices page or our cost guide.
Should you do it yourself?
Working on a fragile asbestos cement roof is dangerous in itself, quite apart from the asbestos, so never climb onto one.
Home testing kits exist, but you have to disturb the material to use one. HSE recommends a competent person takes samples.

Landlords, managing agents and employers
Duty holders for workplaces and the shared parts of flats in Roedean must manage asbestos under regulation 4 of the Control of Asbestos Regulations 2012. In practice: find it, assess it, record it and manage it.
Letting agents often ask about asbestos before maintenance work. A test or survey gives a definite answer.
Where asbestos turns up
Asbestos-free coatings were also made, so testing is the only way to know.
These come up again and again:
- Rented homes refurbished between tenants
- Ceilings due for rewiring or new downlights
- Coatings already disturbed
- Damaged or cracked coatings
If you are refurbishing flats near Brighton station, textured ceilings can be tested between tenancies.
