Artex removal around Seaview

Seaview is about 2 miles east of Ryde, in the Isle of Wight. Seaview has a mix of older and newer buildings, and anything from before 2000 may contain asbestos. We work in all 125 towns and villages across the Isle of Wight, from the larger towns to small villages. Our area stretches from Seaview to Southampton (about 18 miles away).

Older homes across Seaview may have coatings added during past renovations. For rented flats close to Smallbrook Junction station, coatings can be tested while the flat is empty. Seaview is within about 3 miles of the coast, though indoor coating work goes ahead whatever the weather.

Responsibilities for owners

The duty to manage applies to non-domestic premises and common parts, not to single private homes, but contractors still need to know about asbestos before they work.

Community buildings count as non-domestic premises, so the duty to manage applies.

Painted coatings

The sample includes the coating itself.

Coated plasterboard

Taking boards down whole avoids stripping the coating.

Seaview: your questions answered

How far is Seaview from London?

Seaview is about 70 miles from central London, well within our area.

Do older homes in Seaview have asbestos?

It depends on its age and history: asbestos was used until the 1999 ban, so older homes and older alterations in Seaview can contain it. Garage roofs, Artex, floor tiles, soffits and flues are typical examples.

How much does Artex removal cost in Seaview?

It depends on the area, the method and the waste, so we quote after testing.

What does licensed work mean?

Higher-risk materials need an HSE-licensed contractor. Most asbestos cement and textured coatings are non-licensed or notifiable non-licensed.

Do I need a test or a survey?

A test checks specific materials; a survey checks a whole building or work area. Before building work, you normally need a survey.

Can I stay at home while you work?

You can often stay in the rest of the house: the room being worked on is sealed off and kept clear.

Can asbestos go in my bin?

No: skips and household bins cannot take asbestos. It must go to a permitted site.

I think I’ve damaged asbestos. What now?

Leave the area, keep others out and close the door if you can. Avoid sweeping, vacuuming or dusting, then contact a professional; your GP can advise if you’re worried about your health.

What it costs

The biggest factors in the price are:

  • How much waste there is
  • The type of material and its condition
  • Location, parking and any London charges
  • Access: height, lofts, steps and space

Access makes a big difference to cost, so photos of the area and the way in help us quote accurately.

What to photograph

When you send photos, these help most:

  • Where we could park
  • Approximate dimensions
  • How we’d reach it
  • A closer photo of the material, without touching it

Every job is quoted in writing. Just ring 07833 053 749, or send the details through our contact page with the details, including any survey or test you already have.

Where asbestos turns up

Many trades want a test result first.

You cannot tell by looking, but these are common reasons people contact us:

  • Walls before a kitchen or bathroom refit
  • Ceilings before skimming
  • Coatings damaged by DIY
  • Coatings damaged by leaks

A school like Nettlestone Primary School should know from its asbestos register whether coatings have been tested.

What your quote should include

  • What paperwork you get
  • Proof of an HSE licence where it’s needed
  • Any exclusions
  • Laboratory analysis by an accredited lab

What to check before booking

The process

We finish by cleaning the room thoroughly. Before we start, we walk through the job with you and answer any questions.

  1. Let us know which rooms have textured coatings
  2. We sample each different coating for testing
  3. If asbestos is found, we explain the options and quote
  4. The room is sealed, and the coating removed wet or the boards taken down
  5. The room is cleaned and the waste goes to a permitted site with paperwork

Before we arrive

  • Move belongings away from the area, without touching the material
  • Let neighbours know if the work is near them
  • Keep away from the material in the meantime

Doing it yourself?

HSE’s advice to the public is not to try to repair or remove asbestos yourself. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

Working on a fragile asbestos cement roof is dangerous in itself, quite apart from the asbestos, so never climb onto one.

After we have finished in Seaview

Covered coatings should be recorded.

Keeping things safe:

  • Book your plasterer after removal
  • Clear the rooms before the work
  • Keep pets away
  • Plan around the closed rooms

Don’ts

Do not try DIY removal products on untested coatings.

Hold off on drilling until you have a result.

What we do and do not cover

Before booking, note that:

  • We test before removal, because a clear result means ordinary methods can be used
  • Plastering and making good are typically separate jobs
  • Larger-scale steam or gel removal must be notified before it starts, which affects the start date

If in doubt, ask: we will recommend a test, a survey or removal before booking.
