Terriers properties and textured coatings

Terriers is about 1 mile north-east of High Wycombe, in Buckinghamshire. Properties in Terriers range from older houses to newer estates and commercial buildings, and anything from before 2000 may contain asbestos. We work in all 263 towns and villages in Buckinghamshire. You can also see our page for Reading, about 17 miles away.

Non-domestic buildings like The Royal Grammar School should already have records of any textured coatings, before decorators start. If you are refurbishing a rental near High Wycombe station, textured ceilings can be tested between tenancies. Parts of the Chilterns National Landscape are within about 5 miles of Terriers; cottages and farmhouses nearby can have textured coatings too.

Anywhere in HP13 and HP15, we can help with Artex removal, from busy streets to quiet lanes. We can help with Artex jobs on streets such as Terry Road, Perth Road and Green Road or the roads around them, wherever it is in Terriers. Close by, we cover Totteridge (1 mile south-east), Four Ashes (1 mile north), High Wycombe (1 mile south-west), Micklefield (1 mile south-east) and Hazlemere (1 mile north-east). Looking after things afterwards

If you’ve covered a coating rather than removed it, record where it is.

If asbestos stays in the building:

  • Photos help us quote
  • Tell us which rooms and roughly how big they are
  • Plan around the closed rooms
  • File the test result and waste note

Avoid these

Do not drill or cut into textured ceilings until you know what they contain.

Plan testing before the renovation starts.

Which option is right?

A low price may mean shortcuts. Ask how the coating will be removed and where the waste goes. Very low prices can mean corners are being cut: proper controls, lab analysis and legal waste disposal cost money.

Why us?

  • Written quotes that say what’s included
  • Domestic and commercial work
  • Waste paperwork for every removal
  • Covering London and the South East

Read how we price jobs and the cost guide.

How we price Artex removal

Our quotes take into account:

  • Waste quantity and disposal
  • The size of the job
  • The type of material and its condition
  • Access to the area

There is no one-size price, as every job differs. Our guides list published price ranges from other companies, with sources.

What to photograph

A few photos can save a site visit:

  • A picture of the whole area
  • A clear close-up
  • A rough size or measurement
  • The access route

Each job is priced individually. Call 07833 053 749 or use our quote form to get started.

What we do and don’t cover

The usual limits are:

  • We need the room cleared
  • Other asbestos materials found in the room are dealt with separately
  • Plastering and making good are generally separate jobs

If in doubt, ask: we’ll recommend a test, a survey or removal before booking.

Common materials

  • Textured walls
  • Coated plasterboard
  • Ceiling roses and cornices (coated)
  • Patched or painted coatings
  • Artex ceilings
  • Swirl and stipple patterns

Service details

How we work

Our team wears protective equipment, and the room stays closed. We arrive at the agreed time, check the area and explain what we will do before we start.

  1. Tell us where the textured ceilings and walls are
  2. We sample each different coating for testing
  3. If asbestos is found, we explain the options and quote
  4. The room is sealed, and the coating removed wet or the boards taken down
  5. We clean up and send the waste paperwork

How to prepare

  • Let us know if something’s broken
  • Move things out of the way carefully
  • Do not disturb the material before we get there

Should you do it yourself?

Home testing kits exist, but you have to disturb the material to use one. HSE recommends a competent person takes samples.

Asbestos waste can’t go in household bins, recycling or skips. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.

Terriers: your questions answered

Do you work on properties in the Chilterns National Landscape?

Yes. The asbestos rules are the same in protected landscapes, though access to rural buildings may need planning.

Do you cover Terriers from London?

Terriers is about 29 miles from central London, well within our area.

Is Artex removal licensed work?

Normally not, according to HSE. Larger-scale removal using steam or gel is notifiable non-licensed work.

Do you work in Terriers?

Yes. We cover Terriers and the surrounding area as part of Buckinghamshire. Tell us the postcode and what you need.

Can I just skim over it?

It’s an option for an intact coating: skimming or boarding over avoids disturbing it. Don’t sand it first, and keep a record that it’s there.

Do I need to be at home?

Someone needs to give us access to the areas involved.

Can I stay at home while you work?

The work room is sealed and kept clear. You may be able to use the rest of the house.

Is a home built after 2000 likely to contain asbestos?

Buildings from after 2000 shouldn’t, because of the 1999 ban, but older parts and reused materials can still contain it.

Duty holders and landlords in Terriers

Void periods are a good time for asbestos work, while the property is empty.

For managing agents and freeholders in Terriers, the register for shared areas needs keeping current and sharing with trades, and condition checked regularly.

Common reasons for Artex jobs in Terriers

Many trades want a test result first.

You can’t tell by looking, but these are common reasons people contact us:

  • Textured walls before a refit
  • Coatings in the way of electrical work
  • Damaged or cracked coatings
  • Ceilings before plastering

Older homes across Terriers may have coatings added during past renovations.
