Asbestos help in The Moor

Responsibilities for owners

Before contractors start, they need to know about any asbestos. HSE regularly reminds owners and trades of it.

Landlords of single homes don’t have the same duty to manage as non-domestic duty holders, but anyone working on the property still needs to know about asbestos.

Artex removal in The Moor

Many Artex ceilings contain no asbestos at all. A small sample tells you which you have, so work can go ahead normally if it’s negative. Whether it’s ceilings before downlights go in and ceilings coming down, we deal with swirl patterns, coated ceiling roses and coated plasterboard and more.

Village homes like those in The Moor have often been altered several times, so coatings may date from earlier work. Every job comes with paperwork, because buyers, landlords and builders often ask for it.

Your questions about Artex removal in The Moor

Do textured ceilings in The Moor homes contain asbestos?

Some may, but many coatings don’t contain asbestos. Testing a sample is the only way to know.

Do you work on properties in the High Weald National Landscape?

Yes. The asbestos rules are the same in protected landscapes, though access to rural buildings may need planning.

How do I get a quote?

Send us the details: the postcode, what you’ve found and where it is, with photos if possible. Then fill in the enquiry form or give us a call on 07833 053 749.

Do you need a licence to remove Artex?

HSE’s code of practice says it will not normally be licensable. Larger-scale removal using steam or gel is notifiable non-licensed work.

Can I plaster over Artex that contains asbestos?

It’s an option for an intact coating: skimming or boarding over avoids disturbing it. Don’t sand it first, and keep a record that it’s there.

How dangerous is asbestos?

Asbestos is a hazard when its fibres get into the air. The related diseases often take decades to develop, which is why it’s identified before work.

Can I sand my Artex ceiling smooth?

Not until it’s been tested. If it contains asbestos, sanding or dry scraping releases fibres.

What if my house is newer?

Asbestos was banned in 1999, so buildings built after 2000 shouldn’t contain it, but older parts and reused materials can still contain it.

The scope of Artex removal

Before booking, note that:

  • Other materials may need their own approach

More about this service

After the job

If you’ve covered a coating rather than removed it, record where it is.

Going forward:

  • Keep the results and paperwork
  • Send photos of the coatings
  • Line up the plasterer for afterwards
  • Test every different coating

Things not to do

If a coating has been damaged by a leak, keep people away from fallen pieces and ask for advice.

Plan testing before the renovation starts.

The process

For board removal, we take the boards down in whole pieces and bagged or wrapped. Our team uses the right protective equipment, and keeps dust to a minimum.

  1. Tell us where the textured ceilings and walls are
  2. We sample each different coating for testing
  3. If asbestos is found, we explain the options and quote
  4. The room is sealed, and the coating removed wet or the boards taken down
  5. We clean up and send the waste paperwork

Preparing for the visit

  • Clear the way to the work area
  • Move belongings away from the area, without touching the material
  • Let us know if something’s broken

Which option is right?

Remove the coating, or the whole ceiling? Stripping keeps the ceiling; taking boards down whole can be quicker and cleaner in some rooms. The cost of Artex removal depends on the job: the materials, the amount, access and what paperwork is needed. We quote each job individually.

DIY and asbestos

Working on a fragile asbestos cement roof is dangerous in itself, quite apart from the asbestos, so stay off it.

Found something mid-DIY? Stop: leave the area, do not clean it up, and ask for advice.
