Common questions in Twitham

Do older homes in Twitham have asbestos?

Any home in Twitham built or refurbished before 2000 can contain asbestos, but you can’t tell by looking. Look at garage roofs, textured ceilings, old floor tiles, soffits and flues.

How far is Twitham from London?

Twitham is about 60 miles from central London, well within our area.

Does someone need to be there?

Someone needs to give us access to the areas involved.

What if my house is newer?

Buildings from after 2000 shouldn’t, because of the 1999 ban, although older materials can sometimes be reused or left in extensions.

Is it OK to scrape off Artex?

Not until it’s been tested. Sanding or dry scraping an asbestos coating releases fibres.

Does weather affect the work?

It depends on the job: indoor work carries on, while outdoor roof work may be postponed in strong wind or heavy rain.

What does licensed work mean?

Higher-risk materials need an HSE-licensed contractor. Cement and textured coatings generally are not licensed.

What does it cost to remove Artex?

Room size, method and waste all affect the price. We quote once we know what it contains.

Artex removal for Twitham properties

Removing an asbestos textured coating means sealing off the room, keeping the coating wet and never sanding or scraping it dry, with the waste bagged and taken to a permitted site. Typical jobs include ceilings due for rewiring or new downlights and landlord refurbishments, including Artex ceilings, coated plasterboard and coated ceiling roses.

In a village like Twitham, textured coatings turn up in cottages and later homes alike, often added during past renovations. Every job comes with paperwork, because buyers, landlords and builders often ask for it.

Doing it yourself?

HSE’s advice to the public is not to try to repair or remove asbestos yourself. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

Working on a fragile asbestos cement roof is dangerous in itself, quite apart from the asbestos, so stay off it.

Good to know

Every job has limits; these are the usual ones:

  • We leave the surface ready for your plasterer
  • Big jobs need notifying in advance, so allow time
  • Untested coatings are tested first, because a clear result means ordinary methods can be used

If in doubt, ask: we will recommend a test, a survey or removal before booking.

Responsibilities for owners

If your business premises in Twitham were built before 2000, you should have an asbestos register and management plan, and contractors must be told what’s there.

Before contractors start, they need to know about any asbestos. HSE’s campaigns stress this point to building owners and trades alike.

What it costs

Our quotes take into account:

  • How many samples are needed
  • What the material is and its state
  • How much there is
  • Waste quantity and disposal

Dealing with asbestos before building work is usually cheaper than finding it mid-job, when everything has to stop.

What to photograph

Photos help us understand the job before we visit. Take them without disturbing anything:

  • A photo of the whole area
  • The access route
  • Any labels or markings, if you can see them safely
  • Approximate dimensions

  3. We go through the options and send a quote
