These are the materials and situations that most often lead to garage roof jobs:

  • Single and double garage roofs
  • Garage blocks
  • Carport roofs
  • Garages due a new roof

Properties near Heath Lake may have outbuildings as well as a garage.

What to check before booking

Asbestos garage roof removal for The Warren properties

Old cement garage roofs crack, grow moss and leak. Removal is often the first step to a new roof or a garage conversion. Typical materials include bargeboards, cement wall panels and ridge pieces, and people normally contact us about garages due for demolition and garage conversions.

In The Warren, a garage may come with sheds or lean-tos roofed the same way. Every job comes with paperwork, which is useful when you sell, let or build.

The process

Each sheet is wrapped in heavy polythene or bagged and labelled as it comes down, ready for disposal at a permitted site. We arrive at the agreed time, check the area and explain what we will do before we start. We plan garage roof jobs in The Warren for daylight: in late December it’s dark by about 3:55pm, in June not until about 9:25pm.

  1. Tell us roughly how big the garage is and how we’d reach it
  2. We check the roof material first
  3. We quote and book a date around your roofer
  4. The sheets are damped, unfixed and lowered without breaking
  5. The sheets are wrapped and taken to a permitted site, and you get the paperwork

How to prepare

  • Mention any parking restrictions
  • Leave the suspect material alone until we arrive
  • Ensure pets and children are elsewhere

Helpful guides

Doing it yourself?

HSE’s advice to the public is not to try to repair or remove asbestos yourself. Licensed materials are strictly for licensed contractors.

Asbestos waste cannot go in household bins, recycling or skips. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.

Responsibilities for owners

Between tenancies is a good time to deal with asbestos, while the property is empty.

Before contractors start, they need to know about any asbestos. HSE’s campaigns stress this point to building owners and trades alike.

Prices and what affects them

The biggest factors in the price are:

  • Material and condition
  • Parking and access charges
  • The number of samples or the size of the building
  • Licensed or non-licensed

Grouping jobs together can keep costs down, for example testing several materials, or removing a garage roof and a flue at the same time.

Sending photos

When you send photos, these help most:

  • How we’d reach it
  • Approximate dimensions
  • A photo of the whole area
  • Any damage, cracks or broken pieces

To get a quote, fill in the enquiry form or give us a call on 07833 053 749. Include the postcode, the material and some photos.

Looking after things afterwards

Without the roof, the garage is exposed, so plan your replacement roof in advance.

To avoid problems in future:

  • Clear the garage before the day, without touching the roof
  • Measure or estimate the size of the roof
  • Let neighbours know beforehand
  • Keep pets and children inside

Don’ts

Do not climb onto or walk on an asbestos cement roof: it can break underfoot.

Do not jet-wash, scrub or wire-brush the sheets.

Good to know

What’s in and what’s out:

  • If the roof turns out not to be asbestos cement, the method may change
  • Block garages may involve several owners or a landlord
  • Brick walls and slabs are a builder’s job

If you’re unsure, describe the job and send photos, and we will advise before you book.

The Warren questions

Do you work near Martins Heron station?

Yes. Martins Heron station is close to the centre of The Warren, and we cover the whole area.

Do you cover The Warren from London?

The Warren is about 28 miles from central London, well within our area.

What if the weather’s bad?

Indoor work is not affected. Outdoor removal may be postponed in strong wind or heavy rain, for safety.

Can you help with a shop or office?

We do. Send us the details of the premises.

Do I need a test or a survey?

A test checks specific materials; a survey checks a whole building or work area. For building work, a survey is usually needed.

Can you help with a flat?

Yes. In a block, the shared areas are the responsibility of the managing agent or freeholder, who should hold the asbestos register.

Can you quote from photos?

Photos are often enough to give a quote, but larger or unclear jobs may need a visit.

What if my house is newer?

Homes built after 2000 shouldn’t contain asbestos, as it was banned in 1999.

  • Nothing removed blind: unknown materials are tested first
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
