Asbestos survey for Bridge
How asbestos survey works in Bridge
About to refurbish in Bridge? HSE’s guidance calls for a refurbishment and demolition survey of the areas being worked on before the work starts, so any asbestos can be dealt with before the builders arrive. People often contact us about demolition projects and common parts of flats and HMOs, including pipe lagging, textured ceilings and floor tiles.
Around a village like Bridge, a survey may need to cover a farmhouse, its extensions and several outbuildings. Nothing is added to the job that you do not need, and we’ll say when the right answer is to leave something alone.

Which option is right?
A homebuyer report is not an asbestos survey. It may flag possible asbestos, but it doesn’t usually take samples, which is where a pre-purchase asbestos survey comes in. The cost of an asbestos survey depends on the job: the materials, the amount, access and what paperwork is needed. We quote each job individually.
Why us?

What affects the price in Bridge
Every quote reflects:
- Access: height, lofts, steps and space
- The type of survey you need
- How many samples are needed
- The building’s size and layout
Every quote says whether VAT is included.
Helping us quote
For a quick quote, include:
- Street parking nearby
- An idea of size
- A closer photo of the material, without touching it
- How we’d reach it
Photos taken from a safe distance are fine: send them through our contact page.
Typical surveys in Bridge
Until the 1999 ban, asbestos went into hundreds of building products. That’s why so many buildings in Kent can contain it, from garage roofs and soffits to textured ceilings and floor tiles.
Typical jobs in Bridge include:
- Surveys requested by builders before work
- Demolition of garages, extensions and buildings
- Pre-purchase checks on older properties
- Shops, offices and industrial units
For rented homes close to Bekesbourne station, share asbestos information with trades before work.

- The report contents
- That the survey follows HSE’s guide HSG264
- VAT, clearly stated

Common questions in Bridge
Do you work on properties in the Kent Downs National Landscape?
Yes, the same rules apply there, but access to farm and rural buildings can take planning.
Is asbestos common in Bridge homes?
That depends on when it was built and altered: asbestos was used until the 1999 ban, so older homes and older alterations in Bridge can contain it. Look at garage roofs, textured ceilings, old floor tiles, soffits and flues.
What will I get after the survey?
A record of every suspect material in scope: location, laboratory result, condition, photographs and our recommendation.
What paperwork will I get?
That depends on the job: a survey report, a laboratory result, or a consignment note for removed waste.
Can you come if the asbestos is damaged?
Keep people away from damaged material and don’t clean it up yourself. Then contact us and we will advise on the next step.
Do I need a test or a survey?
Testing covers particular materials, while a survey covers everything in scope. Before building work, you normally need a survey.
What should I do if I’ve disturbed asbestos?
Leave the area, keep others out and close the door if you can. Avoid sweeping, vacuuming or dusting, then contact a professional.
What if asbestos is found during building work?
Work in that area should stop, and the material needs identifying before work resumes.
DIY and asbestos
DIY sampling means disturbing the material yourself. HSE recommends a competent person takes samples.
HSE’s advice to the public is not to try to repair or remove asbestos yourself. Licensed materials are strictly for licensed contractors.
Materials, one by one
Pipe lagging
Lagging on older pipes and boilers can contain asbestos and releases fibres easily. Work on it is licensed.
Textured coatings
Textured coatings such as Artex were used on ceilings and walls, and older ones can contain a small amount of asbestos. Left alone they’re low risk; sanding or dry scraping is the problem.
What happens next
If there are areas we couldn’t reach, the report lists them clearly, so they’re treated as if they contain asbestos until checked.
After the job, keep these in mind:
- Share any previous surveys or drawings
- Ask for the report in a format you can share with contractors
- Describe the work you are planning, so the survey covers the right areas
- In a block of flats, ask for the register of the shared areas
Avoid these
If something has been damaged already, close the area off and let us know, rather than cleaning it up.
Please do not break off pieces for us to look at: we take samples with wetting and sealing to limit any release.

Landlords, managing agents and employers
If you are responsible for a non-domestic building or the common parts of flats in Bridge, you have a duty to manage asbestos under the Control of Asbestos Regulations 2012. In practice: find it, assess it, record it and manage it.
Before contractors start, they need to know about any asbestos. HSE’s campaigns stress this point to building owners and trades alike.
- Nothing removed blind: unknown materials are tested first
- Done to the regulations: HSE guidance and CAR 2012
- Paperwork for your records: reports, lab results and consignment notes
- Waste sealed and labelled, then taken to a permitted site
