Asbestos help in Church Town

Materials we deal with

Pipe lagging

If a survey finds asbestos lagging, the report will say so and recommend what to do, and must be left alone in the meantime.

Asbestos cement

Asbestos cement was used for garage and shed roofs, gutters, downpipes, flues, soffits and water tanks. It contains a relatively low proportion of fibres bound in cement, and breaking or cutting it releases them.

About our asbestos survey in Church Town

Our surveys in Church Town cover homes, rented property, shops, offices, schools and industrial units. Every report records the materials found, their location and condition, the lab results and our recommendations. From schools, halls and community buildings and pre-purchase checks on older properties, we deal with floor tiles, textured ceilings and pipe lagging and more.

In a village like Church Town, surveys often include barns, stables, garages and outbuildings as well as the house, as cement sheet roofs and cladding were widely used on farm and garden buildings. Nothing is removed until it’s been identified, as the right approach depends on the material.

Where asbestos turns up

Duty holders for non-domestic premises must find out whether asbestos is present and assess its risk. Most duty holders commission a survey to meet that duty.

Common situations in older properties include:

  • Kitchen, bathroom and rewiring projects
  • Demolition of garages, extensions and buildings
  • Checks on rental property
  • Common parts of flats and HMOs

Church Town questions

Do you cover Church Town from London?

Church Town is about 17 miles from central London, well within our area.

Do older homes in Church Town have asbestos?

That depends on when it was built and altered: asbestos was used until the 1999 ban, so older homes and older alterations in Church Town can contain it. Look at garage roofs, textured ceilings, old floor tiles, soffits and flues.

Is a home built after 2000 likely to contain asbestos?

Buildings from after 2000 shouldn’t, because of the 1999 ban, but older parts and reused materials can still contain it.

Will my homebuyer report check for asbestos?

Not really: a homebuyer report can flag suspected asbestos without testing it. A pre-purchase asbestos survey gives you that answer.

Can you survey offices and warehouses?

We do: commercial, industrial and community buildings. Tell us about the building and what you need.

Do landlords need an asbestos survey?

Anyone with a duty to manage asbestos in non-domestic premises or the common parts of domestic buildings generally starts with one. Landlords of single homes often use one too, so they know what’s there before work.

Can you advise before I buy a property?

Yes, a pre-purchase survey can help, with the seller’s permission.

What does the survey report include?

The materials found, their locations, the laboratory results, their condition, photographs and recommendations. Any areas we couldn’t access are listed.

How it works

On the day, the surveyor walks through the areas in scope, checks every suspect material and takes small samples, with each sample point damped and sealed afterwards. We wear suitable protective equipment for the job, and use controls to keep dust down.

  1. Call or message us with the address and what’s prompting the survey
  2. We confirm the survey type and which rooms and outbuildings it covers
  3. Our surveyor carries out the inspection and sampling
  4. Each sample is analysed by an accredited laboratory
  5. The report comes to you, and we explain anything that is not clear

Preparing for the visit

  • Move things out of the way carefully
  • Mention any damage before we arrive
  • Dig out previous surveys

Helpful guides

Afterwards

The survey ends with a written report: locations, results, condition and recommendations for every material in scope.

If asbestos stays in the building:

  • Describe the work you are planning, so the survey covers the right areas
  • Clear access to lofts, garages, cupboards and outbuildings
  • Share any previous surveys or drawings
  • Tell us about any areas that are locked or unsafe

Things not to do

Do not take samples yourself before the survey: we take samples with wetting and sealing to limit any release.

Tell the surveyor everything you are planning, so the survey covers every area that will be disturbed.

Which option is right?

A survey or a sample test? Testing tells you about the materials you sample, and nothing else; a survey covers everything in scope, including materials nobody had spotted. What you pay depends on the job itself: the materials, the amount, access and what paperwork is needed. We quote each job individually.

Why us?

  • Inaccessible areas listed clearly
  • Covering London and the South East
  • Houses, flats and business premises
  • Lab analysis by an accredited laboratory

Take a look at our prices page or the cost guide.

Doing it yourself?

Home testing kits exist, but you have to disturb the material to use one. HSE recommends a competent person takes samples.

Sanding, drilling, cutting and jet-washing are the worst things you can do to asbestos materials, so avoid them completely.

The scope of an asbestos survey

We’re upfront about what’s included:

  • A survey reflects the building on the day; materials can deteriorate, so condition should be checked again over time
  • Areas we can’t safely reach are listed in the report, and must be treated as containing asbestos until checked
  • The survey tells you what’s there; removal is a separate job, though we can quote for that too

Not sure what you need? Send us photos and we’ll tell you honestly before booking.
