Asbestos survey for Faygate

About our asbestos survey in Faygate

About to refurbish in Faygate? HSE’s guidance calls for a refurbishment and demolition survey of the areas being worked on before the work starts, so any asbestos can be dealt with before the builders arrive. Common materials are boiler cupboard panels, pipe lagging and flues, and people normally contact us about demolition of garages, extensions and buildings and rented homes due for maintenance.

Rural homes near Faygate have often been extended over generations, so we survey each part the work will disturb. Our quotes are written and say what’s included, so there are no surprises.

Your questions about an asbestos survey in Faygate

Do you survey schools and community buildings around Faygate?

Yes, working with whoever is responsible for the building. The duty holder should hold an asbestos register.

Can you deal with asbestos on rural buildings in the Surrey Hills National Landscape?

Yes. The asbestos rules are the same in protected landscapes, though access to rural buildings may need planning.

Do you survey commercial buildings in Faygate?

Yes, we do: shops, offices, warehouses, industrial units, schools and halls. Send us the size, use and age of the building.

Could my home contain asbestos?

If it was built or refurbished before 2000, it may. Testing a sample is the only way to know.

Will the survey damage the property?

Sampling leaves small, sealed sample points. A refurbishment survey opens up the areas being worked on, which is why they need to be empty.

How dangerous is asbestos?

Asbestos fibres can cause serious lung diseases years after exposure. The main risk is from disturbing it, which is why identifying it first matters.

Does asbestos always have to come out?

No. Material in good condition that won’t be disturbed can often be left and managed. Keep a record and check its condition.

Is damaged asbestos an emergency?

Make the area safe first: shut the door if you can and do not sweep it up. Then contact us for advice on the next step.

Which option is right?

A management survey or a refurbishment and demolition survey? A management survey suits a building in use; a refurbishment and demolition survey looks behind and under surfaces before building work. Our guide explains which you need. What you pay depends on the job itself: the materials, the amount, access and what paperwork is needed. Every quote is individual.

Limits to be aware of

It’s worth knowing what an asbestos survey does and does not cover:

  • The rooms in a refurbishment survey need to be cleared, so timing needs planning
  • The report describes the building when surveyed; materials can deteriorate, so condition should be checked again over time
  • Inaccessible areas are recorded, and should be presumed to contain asbestos

If you are unsure, describe the job and send photos, and we’ll advise.

For businesses and landlords in Faygate

Contractors working for you need asbestos information before they start. HSE regularly reminds owners and trades of it.

Void periods are a good time for asbestos work, when rooms are empty and work can be done without disruption.

Where asbestos turns up

Until the 1999 ban, asbestos went into hundreds of building products. So buildings across West Sussex can contain it in roofs, soffits, ceilings, floors and boiler cupboards.

Get advice if you’re dealing with any of these:

  • Contractors’ requests for an asbestos report
  • The communal parts of blocks of flats
  • Workplaces built before 2000
  • Planned refurbishment work

Non-domestic buildings, Holy Trinity CofE Secondary School among them, come under the duty to manage asbestos; we survey non-domestic buildings by arrangement with the duty holder.

Before booking anyone

  • Which areas and materials are covered
  • That the survey follows HSE’s guide HSG264
  • That samples are analysed by an accredited laboratory
  • Whether extra samples cost more

How to choose an asbestos contractor

What it might be made of

Pipe lagging

Lagging on older pipes and boilers can contain asbestos and releases fibres easily. Work on it is licensed.

Asbestos cement

Cement roofs, flues, gutters and tanks are among the most common finds. It contains a relatively low proportion of fibres bound in cement, and breaking or cutting it releases them.

Should you do it yourself?

Home testing kits exist, but you have to disturb the material to use one. HSE advises that samples are best taken by a competent person.

HSE advises the public not to repair or remove asbestos themselves. Licensed materials are strictly for licensed contractors.

What happens

In a refurbishment and demolition survey, we open up the fabric of the building: we look behind panels, under floors and above ceilings in the areas being worked on, so the rooms must be cleared. We keep the work area clear of other people while we work, so please keep children and pets away.

  1. Describe the property, its age and the work you have in mind
  2. We set out the survey type, the areas covered and the price in writing
  3. We inspect the areas in scope and sample suspect materials
  4. Samples go to an accredited laboratory for analysis
  5. You receive a written report with locations, results, condition and recommendations

How to prepare

  • Let neighbours know if the work is near them
  • Clear access to the area, loft or garage
  • Make sure pets and children are elsewhere
