Asbestos survey near Hungerford

What happens next

If there are areas we couldn’t reach, the report lists them clearly, and should be presumed to contain asbestos until they’re checked.

If asbestos stays in the building:

  • Survey first, then book the trades
  • For flats, ask the managing agent for the asbestos register for the common parts
  • Share any previous surveys or drawings
  • Keep pets and children out of the way on the day

Don’ts

If a material is damaged before the survey, keep people away from it and tell us, rather than cleaning it up.

Before the survey, leave suspect materials alone.

Asbestos survey for Hungerford properties

We survey houses, flats, commercial buildings and outbuildings across Hungerford. Whatever the building, the report sets out what was found, where, the laboratory results and what we recommend. From workplaces built before 2000 and checks on rental property, we deal with boiler cupboard panels, pipe lagging and floor tiles.

Village houses like those in Hungerford have often been extended and altered over time, so a refurbishment survey before work checks every part being touched. We identify materials before planning removal, because the method depends on what the material is.

What we deal with in Hungerford

Builders, electricians and plumbers need to know about asbestos before they work. HSE’s campaigns aimed at tradespeople make this point repeatedly, and a survey report gives them that information.

These are some of the things we deal with in Hungerford:

  • Kitchen, bathroom and rewiring projects
  • Shops, offices and industrial units
  • Purchases of older homes and buildings
  • Common parts of flats and HMOs

A school such as Waltham St Lawrence Primary School counts as non-domestic premises, where the law requires asbestos to be managed, and a management survey is generally where that starts.

Before booking anyone

  • The number of samples
  • Whether they’re insured for asbestos work
  • What exactly is included: the areas, materials or samples
  • Which laboratory analyses samples

Options to consider in Hungerford

An old survey may not be enough. If it was a management survey, it won’t have looked inside the fabric of the building where you are about to work, so refurbishment needs a fresh, intrusive survey of the work areas. The cost of an asbestos survey depends on the job: the materials, the amount, access and what paperwork is needed. Every quote is individual.

Why choose us

  • Work done to the regulations
  • Practical recommendations
  • Every main survey type
  • Across London and the South East

Read how we price jobs and the cost guide.

What it costs

The biggest factors in the price are:

  • How many different materials need sampling
  • What the material is and its state
  • The survey scope
  • The building’s size and layout

How easy the material is to reach affects the price, so photos of the area and the way in help us quote accurately.

What to photograph

Photos help us understand the job before we visit. Take them from a safe distance without touching the material:

  • The route in: gates, steps, stairs or the loft hatch
  • A picture of the whole area
  • The parking area
  • Damaged areas

Photos taken from a safe distance are fine: send them through our contact page.

The process

On the day, the surveyor walks through the areas in scope, checks every suspect material and takes small samples, wetting and sealing each sample point to keep dust down. While we work, the area stays out of bounds, so arrange for pets and children to be elsewhere.

  1. Send us the address and what you need the survey for
  2. We set out the survey type, the areas covered and the price in writing
  3. On the agreed day, the surveyor inspects, photographs and samples
  4. Each sample is analysed by an accredited laboratory
  5. The report sets out what was found and what to do next

Getting ready

  • Dig out previous surveys
  • Mention any parking restrictions
  • Clear belongings, but leave the material alone

Helpful guides

Your questions about an asbestos survey in Hungerford

Do you come out to small villages like Hungerford?

We do: small villages are covered too. Tell us about access and parking.

Can you survey a school or hall near Hungerford?

Yes, by arrangement with the duty holder. Non-domestic buildings should have an asbestos register and management plan.

I think I’ve damaged asbestos. What now?

Leave the area, keep others out and close the door if you can. Avoid sweeping, vacuuming or dusting, and ask for advice.

What will I get after the survey?

Every suspect material in the agreed scope: where it is, whether it contains asbestos, its condition, photos and what to do, plus any areas we couldn’t reach.

Is asbestos dangerous?

It can be, if fibres are released and breathed in. The related diseases often take decades to develop, which is why it’s identified before work.

Do landlords need an asbestos survey?

Duty holders for workplaces and common parts typically need one. Many landlords of private homes find one useful before maintenance.

Do you need to see it before quoting?

Photos are often enough to give a quote, though some need a visit first.

Can you survey offices and warehouses?

We do: commercial, industrial and community buildings. Send us the size, use and age of the building.

What’s included, and what is not

What’s in and what’s out:

  • A survey reflects the building on the day; condition can change, so recheck it
  • Inaccessible areas are recorded, and must be treated as containing asbestos until checked
  • A survey identifies asbestos; it doesn’t remove it, though we can quote for that too

If in doubt, ask: we will recommend a test, a survey or removal.

Common materials

  • Roofing felt and bitumen
  • Boiler cupboards and panels
  • Garage and shed roofs
  • Ceiling tiles
  • Water tanks and flues
  • Artex and textured coatings
  • Floor tiles and adhesive
  • Cement sheets and cladding
  • Pipe lagging
  • Soffits and porch canopies

More about this service

Should you do it yourself?

Never put asbestos in a bin or skip. It must go to a permitted site; check with your council about small amounts.

HSE’s advice to the public is not to try to repair or remove asbestos yourself. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

Materials, one by one

Insulating board

It’s easy to mistake insulating board for other boards, which is why sampling matters.

Asbestos cement

Asbestos cement was used for garage and shed roofs, gutters, downpipes, flues, soffits and water tanks. The fibres are bound in cement, and breaking or cutting it releases them.

  • Survey or test first when it isn’t clear what a material is
  • Planned to HSE guidance and the Control of Asbestos Regulations 2012
  • Written paperwork: reports, results and waste consignment notes
  • Waste sealed and labelled, then taken to a permitted site
