Need an asbestos survey in Knapp?

Asbestos survey near Knapp

An asbestos survey finds out whether a building contains asbestos, where it is, how much there is and what condition it’s in. In Knapp, we carry out management surveys, refurbishment and demolition surveys and pre-purchase surveys, with samples analysed by an accredited laboratory. People often contact us about common parts of flats and HMOs and workplaces built before 2000, involving pipe lagging, textured ceilings and floor tiles.

In a village like Knapp, surveys often include barns, stables, garages and outbuildings as well as the house, since cement sheeting was common on outbuildings. Not sure what you need? Just ask: we will recommend a test, a survey or removal, whichever fits.

Your questions about an asbestos survey in Knapp

Do you survey schools and community buildings around Knapp?

Yes, by arrangement with the duty holder. The duty holder should hold an asbestos register.

Do you work near Chandlers Ford station?

Yes, we cover Knapp and the area towards Chandlers Ford station, about 2.5 miles south-east.

Should all asbestos be removed?

Not always. If it’s in good condition and nobody will disturb it, leaving it in place and checking it can be the safer choice.

Does a survey leave holes?

Very little, in a management survey: small samples are taken and the points sealed. A refurbishment and demolition survey opens up the areas being worked on, by design.

Does someone need to be there?

We need access to every area in the job, and to be available for questions.

Do landlords need an asbestos survey?

It’s generally needed by whoever manages a workplace or the shared parts of a block. Homeowners and landlords use them as well, to know what’s there before work.

Can you come if the asbestos is damaged?

First, keep people away from the damaged material: shut the door if you can and don’t sweep it up. Then contact us for advice on the next step.

What paperwork will I get?

That depends on the job: a report for a survey, a lab result for a test, or waste paperwork for removal.

For businesses and landlords in Knapp

Duty holders for workplaces and the shared parts of flats in Knapp must manage asbestos under regulation 4 of the Control of Asbestos Regulations 2012. That means finding it, assessing it, recording it and planning how to manage it.

Landlords of garage blocks and outbuildings should find out whether the roofs are asbestos cement, before repairs are arranged.

Can I do it myself?

Found something mid-DIY? Stop: leave the area, do not clean it up, and ask for advice.

A professional job comes with paperwork: results, a report or a consignment note, which buyers and builders may ask for.

Step by step

Each sample is sealed, labelled and recorded with its location, then sent to an accredited laboratory. We keep the work area clear of other people while we work, so children and pets should be kept elsewhere.

  1. Tell us about the building, its age and what you’re planning
  2. You get a written quote for the agreed scope
  3. We inspect and sample the areas in scope
  4. Each sample is analysed by an accredited laboratory
  5. We send the report and explain the findings

Getting ready

  • Tell neighbours if the work is close to their property
  • Move things out of the way carefully
  • Keep away from the material in the meantime

Common reasons for surveys in Knapp

Many buildings have been extended, refitted and repaired over the years, so asbestos can turn up in later additions as well as original features, which is why surveys look everywhere in scope, not just at the obvious places.

Buildings from before 2000 can hide asbestos in many places. Common situations include:

  • Demolition projects
  • Shared halls, stairs and plant rooms
  • Rented homes due for maintenance
  • Pre-work surveys for trades

Prices and what affects them

Quotes vary because of:

  • How many samples are needed
  • Travel and parking
  • How easy it is to reach
  • Lofts, voids and outbuildings to include

Dealing with asbestos before building work is normally cheaper than finding it mid-job, when the whole project can be held up.

Sending photos

What to photograph:

  • A closer photo of the material, without touching it
  • Where we could park
  • An overall view
  • Any damage, cracks or broken pieces

To get a quote, fill in the enquiry form or give us a call on 07833 053 749. Tell us the postcode, what the material is and where, and send photos if you can.

Materials we deal with

Asbestos cement

Garage roofs, sheds and flues made from asbestos cement are common in surveys of older homes. How weathered and damaged it is affects what to do.

Textured coatings

Textured coatings such as Artex were used on ceilings and walls, and older ones can contain a small amount of asbestos. They’re low risk left alone, but shouldn’t be sanded or scraped dry.

Looking after things afterwards

After the survey you get a written report: what was found, where, the laboratory results, the condition of each material and our recommendations.

If asbestos stays in the building:

  • Let us know about locked rooms or unsafe areas
  • In a block of flats, ask for the register of the shared areas
  • Describe the work you are planning, so the survey covers the right areas
  • Keep pets and children out of the way on the day

Don’ts

Until the survey is done, don’t drill, sand, cut or break suspect materials, and keep trades away from them.

Before the survey, leave suspect materials alone.

What we do and don’t cover

Here’s what an asbestos survey covers, and what it doesn’t:

  • The report describes the building when surveyed; condition can change, so recheck it
  • A management survey is only minimally intrusive, so it won’t do before building work
  • The survey tells you what’s there; removal is a separate job

If in doubt, ask: we’ll recommend a test, a survey or removal before you book.

Materials we see

  • Ceiling tiles
  • Garage and shed roofs
  • Roofing felt and bitumen
  • Water tanks and flues
  • Artex and textured coatings
