After we’ve finished in Ladwell

Share the report with builders and trades before they start, so they know what to avoid or plan around.

A few practical points:

  • Survey first, then book the trades
  • Ensure we can get into the loft, garage and cupboards
  • Let us know about locked rooms or unsafe areas
  • In a block of flats, ask for the register of the shared areas

Avoid these

Don’t take samples yourself before the survey: sampling is part of the survey, done with controls to keep dust down.

Until the survey is done, do not drill, sand, cut or break suspect materials, and keep trades away from them.

Asbestos survey in Ladwell

If you are responsible for a non-domestic building in Ladwell, or the shared parts of a block of flats, you have a duty to manage asbestos under the Control of Asbestos Regulations 2012. The usual first step is a management survey. People often contact us about demolition and strip-out and surveys requested by builders before work, including floor tiles, garage roofs and boiler cupboard panels.

Village houses like those in Ladwell have often been extended and altered over time, so a refurbishment survey before work checks every part being touched. You get written paperwork for every job: a report, laboratory results or a waste consignment note, for your records.

The process

Samples are bagged, labelled and logged against their location, then sent to an accredited laboratory. We go over the plan with you first, so you know what’s happening.

  1. Call or message us with the address and what’s prompting the survey
  2. We set out the survey type, the areas covered and the price in writing
  3. On the agreed day, the surveyor inspects, photographs and samples
  4. Each sample is analysed by an accredited laboratory
  5. The report comes to you, and we explain anything that is not clear

How to prepare

  • Tell neighbours if the work is close to their property
  • Move belongings away from the area, without touching the material
  • Find any old asbestos reports

Should you do it yourself?

HSE’s advice to the public is not to try to repair or remove asbestos yourself. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

Power tools, sanding and jet-washing release the most fibres, so avoid them completely.

Which option is right?

An old survey may not be enough. A management survey doesn’t open up walls, floors or ceilings, so planned refurbishment generally needs a refurbishment and demolition survey of those areas. Every quote says whether VAT is included, so you can compare like with like.

Why people choose us

  • Each material’s condition recorded
  • Work done to the regulations
  • Reports that say what wasn’t accessed
  • Paperwork you can show your buyer, landlord or builder

Ladwell: your questions answered

Do you survey schools and community buildings around Ladwell?

Yes, working with whoever is responsible for the building. Non-domestic buildings should have an asbestos register and management plan.

Do you work near Chandlers Ford station?

Yes. Chandlers Ford station is about 2 miles south of Ladwell, and we cover both.

Do you work in flats?

Yes. For the shared areas of a block, the managing agent or freeholder holds the asbestos information.

Will the survey damage the property?

Only minimally for a management survey: sample points are small and sealed. A refurbishment and demolition survey opens up the areas being worked on, by design.

What will I get after the survey?

A record of every suspect material in scope: location, laboratory result, condition, photographs and our recommendation.

Do you work for landlords and businesses?

Yes, we do. Landlords, agents, businesses and builders all use our services.

Do you work on commercial premises?

We do. Send us the details of the premises, and any existing asbestos register.

How do I get a quote?

Send us the details: the postcode, what you’ve found and where it is. To do that, use our quote form or call 07833 053 749.

How we price an asbestos survey

Our quotes take into account:

  • How much sampling is needed
  • Location, parking and any London charges
  • The size of the job
  • The building’s size and layout

There’s no one-size price, as every job differs. Our guides list published price ranges from other companies, with sources.

What to photograph

When you send photos, these help most:

  • The access route
  • A rough size or measurement
  • Labels, if any
  • A clear close-up

Each job is priced individually. Use our quote form or call 07833 053 749 to get started.

Duty holders and landlords in Ladwell

Letting agents often ask about asbestos before maintenance work. A test or a survey gives everyone a clear answer.

The duty to manage applies to non-domestic premises and common parts, not to single private homes, but anyone working on the property still needs to know about asbestos.

Where asbestos turns up

Asbestos was used in British buildings for much of the 20th century, until it was fully banned in 1999. That’s why so many buildings in Hampshire can contain it, from garage roofs and soffits to textured ceilings and floor tiles.

Buildings from before 2000 can hide asbestos in many places. Common situations include:

  • Demolition of garages, extensions and buildings
  • Pre-purchase checks on older properties
  • Planned refurbishment work
  • Checks on rental property

Schools such as John Keble Church of England Primary School are non-domestic premises, so whoever runs them has a duty to manage asbestos and keep a register; we survey non-domestic buildings by arrangement with the duty holder.

What your quote should include

  • The scope of the job, in writing
  • Laboratory analysis by an accredited lab
  • Whether VAT is included
  • Suitable insurance for the work

Roofing felt and bitumen

Felt on flat roofs and outbuildings is sampled where it’s in scope.

Older floor tiles and the black glue under them may contain asbestos. They’re often hidden under newer flooring.

  • Survey or test first when it isn’t clear what a material is
  • Planned to HSE guidance and the Control of Asbestos Regulations 2012
  • Written paperwork: reports, results and waste consignment notes
  • Asbestos waste double-bagged or wrapped and taken to a permitted site
