Asbestos survey for Lydd properties
About to refurbish in Lydd? Before refurbishment or demolition, HSE’s guidance is that the areas affected need a refurbishment and demolition survey, so nothing hidden is disturbed once work begins. People often contact us about pre-purchase checks on older properties and demolition of garages, extensions and buildings, including boiler cupboard panels, soffits and water tanks.
A survey in Lydd typically covers the house and its outbuildings, as outbuildings often have cement roofs. Work is planned to the Control of Asbestos Regulations 2012 and HSE guidance, whatever the size of the job.

Lydd buildings and asbestos surveys
Lydd is about 11 miles south-west of Hythe, in Kent. Properties in Lydd range from older houses to newer estates and commercial buildings, and anything from before 2000 may contain asbestos. We work in all 922 towns and villages in Kent, from the larger towns to small villages. You can also see our page for Canterbury, about 24 miles away.
A school such as Lydd Primary School counts as non-domestic premises, where the law requires asbestos to be managed.
For surveys in TN29, just send the postcode and a few photos. Your property could be on Church Road, Station Road and High Street. Being close to the B2075, Lydd is simple for us to get to. If your property is just outside Lydd, we also cover Lydd-on-Sea (2 miles east), Greatstone-on-Sea (3 miles north-east), Old Romney (3 miles north), New Romney (3 miles north-east) and Littlestone-on-Sea (3 miles north-east). Within a short drive, we also work in Ashford (13 miles north), Folkestone (15 miles north-east), Hythe (11 miles north-east), Tenterden (12 miles north-west), Cheriton (14 miles north-east) and Kennington (15 miles north).

- Pubs nearby include The Dolphin Hotel (within half a mile south-west)
Weighing up your options
Some people skip the survey and hope for the best. If asbestos is then found mid-job, work stops, costs rise and people may have been exposed, which is why surveying first tends to save money. Our quotes are clear about VAT, so you can compare like with like.
What you get
- Houses, flats and business premises
- Clear written quotes
- Clear notes on any areas not reached
- Condition ratings, not just a list

Lydd: your questions answered
Do you survey schools and community buildings around Lydd?
Yes, working with whoever is responsible for the building. Non-domestic buildings should have an asbestos register and management plan.
Do older homes in Lydd have asbestos?
Any home in Lydd built or refurbished before 2000 can contain asbestos, but only a test can confirm it. Common places include garage roofs, textured ceilings, floor tiles, soffits and flues.
Will the survey damage the property?
Very little, in a management survey: small samples are taken and the points sealed. A refurbishment survey is intrusive, which is why the rooms must be empty.
Could my home contain asbestos?
Any building built or refurbished before 2000 can contain asbestos. Testing a sample is the only way to know.
Do I need a management or a refurbishment survey?
It depends on your plans: managing a building in use means a management survey; building work means a refurbishment and demolition survey. Tell us more and we’ll advise.
Do you work in flats?
We do. In a block, the shared areas are the responsibility of the managing agent or freeholder, who should hold the asbestos register.
My builder has found asbestos. What now?
The builder should stop and close off the area. We can test the material and, if needed, plan its removal.
What should I do if I’ve disturbed asbestos?
Stop, keep people away from the area and don’t sweep or vacuum up debris. Then get advice; if you are worried about your health, speak to your GP.
Can I do it myself?
Asbestos waste can’t go in household bins, recycling or skips. It must go to a permitted site; check with your council about small amounts.
HSE’s advice to the public is not to try to repair or remove asbestos yourself. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.
What else we do in Lydd
After the job
If there are areas we couldn’t reach, the report lists them clearly, and should be presumed to contain asbestos until they’re checked.
Staying safe afterwards:
- Let us know about locked rooms or unsafe areas
- Share any previous surveys or drawings
- Keep children and pets away from the areas being surveyed
- Ensure we can get into the loft, garage and cupboards
What to avoid
Be clear about the work you’re planning, so the survey covers every area that will be disturbed.
Don’t take samples yourself before the survey: we take samples with wetting and sealing to limit any release.
Responsibilities for owners
Landlords of garage blocks and outbuildings should find out whether the roofs are asbestos cement, before repairs are arranged.
Between tenancies is a good time to deal with asbestos, when rooms are empty and work can be done without disruption.
Where asbestos turns up
Older buildings have often been altered many times, so asbestos can turn up in later additions as well as original features, which is why surveys look everywhere in scope, not just at the obvious places.
In older properties, we often see:
- Kitchen, bathroom and rewiring projects
- Checks on rental property
- Pre-purchase checks on older properties
- Surveys requested by builders before work
Altering an older house in Lydd, wherever it is? The rooms being worked on need surveying before the builders arrive.
