Where asbestos turns up

Asbestos materials often look exactly like ones without asbestos. A sample analysed in a laboratory is the only reliable way to know.

Asbestos can be in a lot of places in buildings from before 2000. Typical situations are:

  • The communal parts of blocks of flats
  • Schools, halls and community buildings
  • Contractors’ requests for an asbestos report
  • Pre-purchase checks on older properties

If you have an older property in Monxton, near Church of St Mary or anywhere else, survey the areas you’re working on before work starts.

What to look for in a quote

  • How many samples are included
  • Whether they’re insured for asbestos work
  • The scope of the job, in writing
  • Survey methods in line with HSG264

How to choose an asbestos contractor

Asbestos survey near Monxton

Not every older building in Monxton contains asbestos, and not all asbestos needs removing. A survey tells you which situation you are in, so you can plan sensibly. From schools, halls and community buildings and rented homes due for maintenance, we deal with water tanks, floor tiles and pipe lagging.

Village surveys around Monxton can include extensions, stores and stables as well as the house. Clear answers come first: what the material is, and what that means for your plans.

We cover 683 places in Hampshire, from the larger towns to small villages. We work right across the region, from Monxton to Southampton (about 21 miles away).

A school such as Amport Church of England Primary School counts as non-domestic premises, where the law requires asbestos to be managed, and a management survey is typically where that starts. If you manage lettings around Andover station, a survey gives contractors the information they need.

Questions from Monxton

Could my house in Monxton contain asbestos?

That depends on when it was built and altered: asbestos products were used until 1999, so pre-2000 homes and extensions in Monxton may have it. Garage roofs, Artex, floor tiles, soffits and flues are typical examples.

Do you cover Monxton from London?

We cover Monxton, about 66 miles from central London.

Which asbestos work needs a licence?

Work on higher-risk materials, such as lagging, sprayed coatings and most insulating board, is licensed and must be done by an HSE-licensed contractor. Cement and textured coatings generally aren’t licensed.

Does asbestos always have to come out?

Not necessarily. Sound material that will not be touched can often stay, as long as it’s recorded.

Do you work for landlords and businesses?

Yes, as well as homeowners. Tell us about the property and what you need.

Does someone need to be there?

We need access to every area in the job.

Can you help with a shop or office?

We do. Tell us the size and use of the building and what you need, and any existing asbestos register.

What does the survey report include?

A record of every suspect material in scope: where it is, whether it contains asbestos, its condition, photos and what to do, plus any areas we couldn’t reach.

What it might be made of

Floor tiles and adhesive

We can sample tiles and adhesive separately, as results can differ.

Roofing felt and bitumen

Roof felts are checked where they fall within the survey.

How we work

In a refurbishment and demolition survey, we open up the fabric of the building: we look behind panels, under floors and above ceilings in the areas being worked on, so those areas need to be empty. We go over the plan with you first, so you know what’s happening.

  1. Tell us about the building, its age and why you need a survey
  2. We set out the survey type, the areas covered and the price in writing
  3. On the agreed day, the surveyor inspects, photographs and samples
  4. An accredited laboratory analyses the samples
  5. The report comes to you, and we explain anything that isn’t clear

Before we arrive

  • Let us know if something’s broken
  • Warn neighbours if needed
  • Ensure we can get to the area

Helpful guides

After the job

Where planned work would disturb asbestos, the report says what has to come out first, and whether that work is licensed, notifiable non-licensed or non-licensed.

Looking after any asbestos that remains:

  • Make sure we can get into the loft, garage and cupboards
  • Have any old surveys or plans ready
  • Tell us exactly what work you are planning, so the survey covers the right areas
  • In a block of flats, ask for the register of the shared areas

Don’ts

Tell the surveyor everything you’re planning, so nothing in the work area is left out of scope.

Book the survey before the builders, so the results can shape your plans and your budget.

Choosing the right option

A management survey or a refurbishment and demolition survey? The first is for a building in normal use and involves minor intrusion; the second is fully intrusive and needed before work. Our guide explains which you need. What you pay depends on the job itself: the materials, the amount, access and what paperwork is needed. Every quote is individual.

What you get

  • Clear notes on any areas not reached
  • Clear advice on your options
  • Work planned to HSE guidance and the regulations
  • Across London and the South East

See how we quote or published price ranges.

Should you do it yourself?

Never put asbestos in a bin or skip. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.

Working on a fragile asbestos cement roof is dangerous in itself, quite apart from the asbestos, so never climb onto one.

Good to know

To be clear about the scope:

  • A survey identifies asbestos; it doesn’t remove it, though we can quote for that too
  • Inaccessible areas are recorded, and must be treated as containing asbestos until checked
  • The rooms in a refurbishment survey need to be cleared, so timing needs planning

If you’re unsure, describe the job and send photos, and we will advise before you book.
