Asbestos survey in Puddledock

Asbestos survey near Puddledock

We survey the whole building or just the areas you are working on, depending on what you need. We agree the scope with you before we start, so you know exactly what’s covered. We often deal with textured ceilings, soffits and water tanks, and typical jobs are the communal parts of blocks of flats and shops, offices and industrial units.

Properties in areas like Puddledock have often been refitted and extended over the decades, so we look at every alteration, not just the original building. We work to HSE guidance on every job, large or small.

Choosing the right option

An existing survey might not cover your plans. A management survey does not open up walls, floors or ceilings, so planned refurbishment generally needs a refurbishment and demolition survey of those areas. Identifying asbestos early is cheaper than stopping work later, when the whole project can be held up.

Why choose us

  • Reports and results you can share
  • Clear advice on your options
  • Across London and the South East
  • Homes, rented property and workplaces

Good to know

It’s worth knowing what an asbestos survey does and does not cover:

  • A management survey does not open up walls, floors or ceilings, so it will not do before building work
  • The report describes the building when surveyed; materials can deteriorate, so condition should be checked again over time
  • Inaccessible areas are recorded, and must be treated as containing asbestos until checked

If you are unsure, describe the job and send photos, and we’ll advise before booking.

Materials, one by one

Pipe lagging

Lagging on older pipes and boilers can contain asbestos and releases fibres easily. Work on it is licensed.

Floor tiles and adhesive

We can sample tiles and adhesive separately, because one may contain asbestos when the other doesn’t.

After the job

If the survey finds asbestos in good condition, it can often be left and managed. The report says what should be checked, and how often it might need looking at again.

Looking after any asbestos that remains:

  • Share any previous surveys or drawings
  • Ensure we can get into the loft, garage and cupboards
  • Survey first, then book the trades
  • Keep pets and children out of the way on the day

Things not to do

If a material is damaged before the survey, keep people away from it and tell us.

Questions from Puddledock

Do you cover Puddledock and the area around Edenbridge station?

Yes, we cover Puddledock and the area towards Edenbridge station, about 2.5 miles south-west.

Can you deal with asbestos on rural buildings in the Kent Downs National Landscape?

Yes, the same rules apply there, but access to farm and rural buildings can take planning.

What’s the difference between a test and a survey?

A test checks specific materials; a survey checks a whole building or work area. For building work, a survey is typically needed.

Can you quote from photos?

Photos are often enough to give a quote, though some need a visit first.

What does the survey report include?

Locations, results, condition, photos and what we recommend for each material. Any areas we couldn’t access are listed.

Do you work on commercial premises?

Yes: shops, offices, industrial units and community buildings as well as homes. The duty holder should be able to share the asbestos register.

Will the survey damage the property?

Sampling leaves small, sealed sample points. A refurbishment and demolition survey is intrusive by design, because it has to look inside the fabric of the building.

Could my home contain asbestos?

Looking will not tell you. Laboratory analysis of a sample gives the answer, and anything from before 2000 is worth checking.

What happens

A refurbishment and demolition survey is fully intrusive: we check behind, under and inside the parts being worked on, so the rooms must be cleared. At the end, we tell you what was done and what happens next.

  1. Send us the address and what you need the survey for
  2. We confirm whether you need a management, refurbishment and demolition or pre-purchase survey
  3. On the day we inspect, sample and photograph
  4. The lab analyses the samples
  5. The report sets out what was found and what to do next

Preparing for the visit

  • Let us know where we can park
  • Let us know if something’s broken
  • Tell neighbours if the work is close to their property

Helpful guides

Doing it yourself?

Working on a fragile asbestos cement roof is dangerous in itself, quite apart from the asbestos, so stay off it.

HSE’s advice to the public is not to try to repair or remove asbestos yourself. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

Landlords, managing agents and employers

If you manage or own a block in Puddledock, the register for shared areas needs keeping current and sharing with trades, and condition checked regularly.

Landlords of garage blocks and outbuildings should find out whether the roofs are asbestos cement, before repairs are arranged.

  • Survey or test first when it isn’t clear what a material is
  • Done to the regulations: HSE guidance and CAR 2012
  • Written paperwork: reports, results and waste consignment notes
  • Waste sealed and labelled, then taken to a permitted site
