Asbestos survey near Stanmer

Asbestos survey near Stanmer

We survey houses, flats, commercial buildings and outbuildings across Stanmer. Whatever the building, the report sets out what was found, where, the laboratory results and what we recommend. Whether it’s common parts of flats and HMOs and demolition of garages, extensions and buildings, we cover pipe lagging, boiler cupboard panels and water tanks.

Around a village like Stanmer, a survey may need to cover a farmhouse, its extensions and several outbuildings, each scoped separately if needed. Paperwork is part of every job, because buyers, landlords and builders often ask for it.

Afterwards

Share the report with builders and trades before they start, so they know what to avoid or plan around.

A few practical points:

  • In a block of flats, ask for the register of the shared areas
  • Tell us exactly what work you’re planning, so the survey covers the right areas
  • Book the survey before you book builders
  • Tell us about any areas that are locked or unsafe

Don’ts

Do not take samples yourself before the survey: we take samples with wetting and sealing to limit any release.

Please do not break off pieces for us to look at: sampling is part of the survey, done with controls to keep dust down.

DIY and asbestos

Working on a fragile asbestos cement roof is dangerous in itself, quite apart from the asbestos, so stay off it.

Power tools, sanding and jet-washing release the most fibres, so avoid them completely.

What we deal with in Stanmer

Asbestos-containing materials were made for decades in many forms, so there is no single place to look.

Typical jobs in Stanmer include:

  • Community buildings and halls
  • Buying a property built before 2000
  • Shops, offices and industrial units
  • Rented homes due for maintenance

Choosing an asbestos contractor

Surveying buildings in Stanmer

Stanmer is about 3 miles north-east of Brighton, in Brighton and Hove. Stanmer has a mix of older and newer buildings, and anything from before 2000 may contain asbestos. We work in all 30 towns and villages across Brighton and Hove.

A school such as Coldean Primary School counts as non-domestic premises, where the law requires asbestos to be managed, and a management survey is normally where that starts. For rented homes close to Falmer station, a survey gives contractors the information they need. Parts of the South Downs National Park are within about 4 miles of Stanmer, and rural properties there often have outbuildings worth including in a survey. Stanmer is within about 4 miles of the coast; porch canopies and soffits on coastal homes can be included in a survey.

Step by step

We photograph and assess the condition of everything we find, which goes into the report. When we’re done, we explain what happens next and what paperwork follows.

  1. Describe the property and the reason for the survey
  2. We set out the survey type, the areas covered and the price in writing
  3. The surveyor inspects and takes samples
  4. Each sample is analysed by an accredited laboratory
  5. You get the report, and we talk you through it

Before we arrive

  • Ensure pets and children are elsewhere
  • Tell us about anything that is already damaged
  • Find any old asbestos reports

Questions from Stanmer

Can you deal with asbestos on rural buildings in the South Downs National Park?

Yes. The asbestos rules are the same in protected landscapes, but access to farm and rural buildings can take planning.

How far is Stanmer from London?

We cover Stanmer, about 44 miles from central London.

Can you come if the asbestos is damaged?

Keep people away from damaged material and don’t clean it up yourself. Then contact us and we’ll advise on the next step.

Can I put asbestos in a skip?

No: asbestos waste is hazardous and can’t go in skips, bins or recycling. It must go to a permitted site.

Can you quote from photos?

Many jobs can be quoted from photos, though some need a visit first.

How do I get a quote?

Just send photos through our quote form, or phone 07833 053 749. Include the postcode, a description and photos.

Do you work for landlords and businesses?

Yes, we do. We work for landlords, managing agents, employers and contractors as well as homeowners.

What paperwork will I get?

That depends on the job: a report for a survey, a lab result for a test, or waste paperwork for removal.

Duty holders and landlords in Stanmer

Duty holders for workplaces and the shared parts of flats in Stanmer must manage asbestos under regulation 4 of the Control of Asbestos Regulations 2012. In practice: find it, assess it, record it and manage it.

Schools, halls and community buildings are non-domestic premises, so whoever runs them has a duty to manage asbestos.

What we do and do not cover

To be clear about the scope:

  • A management survey is only minimally intrusive, so it isn’t enough before refurbishment
  • The survey tells you what’s there; removal is a separate job
  • Inaccessible areas are recorded, and should be presumed to contain asbestos

Not sure what you need? Send us photos and we will tell you honestly.

More about this service

What it might be made of

Roofing felt and bitumen

Some older roofing felts, bitumen products and mastics contain asbestos, normally bound in the bitumen.

Textured coatings

Textured coatings such as Artex were used on ceilings and walls, and older ones can contain a small amount of asbestos. They’re low risk left alone, but shouldn’t be sanded or scraped dry.

Prices and what affects them

We base our quote on:

  • The type of survey you need
  • What the material is and its state
  • The survey scope
  • How many different materials need sampling

There’s no one-size price, as every job differs. Our cost guides show published ranges, with dates and sources.

Helping us quote

The most useful photos are:

  • A photo of the whole area
  • An idea of size
  • A closer photo of the material, without touching it
  • The route in: gates, steps, stairs or the loft hatch

Photos from a safe distance help: do not touch the material, just send them through our quote form.

  • Survey or test first when it isn’t clear what a material is
  • Done to the regulations: HSE guidance and CAR 2012
  • Written paperwork: reports, results and waste consignment notes
  • Waste sealed and labelled, then taken to a permitted site
