Asbestos testing in Charlwood

Asbestos testing near Charlwood

Under the Control of Asbestos Regulations 2012, anyone analysing samples to identify asbestos must be accredited to ISO/IEC 17025. We use an accredited laboratory for every sample. Typical jobs include something broken during building work and old floor tiles before a new floor goes down, involving soffit boards, textured ceilings and garage roof sheets.

In areas like Charlwood, outbuildings and farm buildings are common testing jobs, since cement sheeting was widely used. Nothing is added to the job that you do not need.

Charlwood properties and asbestos testing

Charlwood is about 3 miles south-west of Horley, in Surrey. Anywhere in Charlwood, just send the postcode. Charlwood is one of 395 towns and villages in Surrey we cover.

Schools such as Charlwood Village Primary School should have an asbestos management plan, and staff can ask to see how it works. If you let property close to Ifield station, a single material can be tested between tenancies. Charlwood is within about 7 miles of the Surrey Hills National Landscape, where cement sheeting on outbuildings is common.

Anywhere in RH6, asbestos testing is available, from busy streets to quiet lanes. From The Street, Yew Tree Road and Rectory Lane or anywhere nearby, the process is the same. How it works

Sampling a typical material takes a short time once we’re set up; the laboratory analysis takes longer. Before we start, we walk through the job with you and answer any questions.

  1. Let us know which materials you’re worried about
  2. We confirm the number of samples and the price
  3. We visit, take the samples and seal each point
  4. The samples are logged and sent to an accredited laboratory
  5. You get the results, and we talk you through them

How to prepare

  • Keep children and pets away on the day
  • Move belongings away from the area, without touching the material
  • Tell us about parking and access

Responsibilities for owners

If you run a business from older premises in Charlwood, you’re likely to need an asbestos register and a management plan, and you must tell contractors what’s there.

Before maintenance in a rented home, agents may ask about asbestos. A test or survey gives a definite answer.

Weighing up your options

Air testing is different from sample testing. After licensed work, an independent UKAS-accredited analyst carries out clearance testing. How easy the material is to reach affects the price, so tell us about access.

What you get

  • Jobs planned to HSE guidance
  • Samples analysed by an accredited laboratory
  • Clear written quotes
  • Records for your files

Read our prices page and the cost guide.

Prices and what affects them

These are the main things that affect the price of asbestos testing:

  • Parking and access charges
  • Access to the area
  • Lofts, voids and outbuildings to include
  • The survey type

We do not publish a price list, because jobs vary so much. Our cost guides show published ranges, with dates and sources.

What to photograph

Helpful photos:

  • Where we could park
  • The route in: gates, steps, stairs or the loft hatch
  • Damaged areas
  • A closer photo of the material, without touching it

For an accurate quote, tell us what you’ve found, where it is and what you are planning. Then use our quote form or call 07833 053 749.

Should you do it yourself?

Home testing kits exist, but you have to disturb the material to use one. HSE recommends a competent person takes samples.

Asbestos waste cannot go in household bins, recycling or skips. It must go to a permitted site; check with your council about small amounts.

Where asbestos turns up

The risk generally comes from drilling or sanding something nobody had tested. A test beforehand prevents it.

People usually contact us about one of these:

  • Corrugated roof sheets
  • Tiles found under carpet
  • Soffits and porch canopies before replacement
  • One-off checks in rented property

If your home is one of the older properties in Charlwood, near Church of St Nicholas or elsewhere, get suspect materials tested before you start.

Questions to ask before booking

  • Insurance appropriate to asbestos work
  • Laboratory analysis by an accredited lab
  • Whether VAT is included
  • The survey type, as defined in HSG264

Charlwood questions

How far is Charlwood from London?

Charlwood is about 24 miles from central London, well within our area.

Do you work on properties in the Surrey Hills National Landscape?

Yes, the same rules apply there, though access to rural buildings may need planning.

Do I need to be at home?

We need access to every area in the job, and to be available for questions.

Can you quote from photos?

Photos are often enough to give a quote, though some need a visit first.

Should I use a home testing kit?

HSE’s advice is that a competent person should take samples, because the material has to be disturbed. Ask us to take it.

When can you start?

That depends on the work and current bookings. We will give you dates when we quote, and notifiable work needs notifying before it starts.

Do I need a test or a survey?

Testing covers particular materials, while a survey covers everything in scope. For building work, a survey is generally needed.

Can I put asbestos in a skip?

Never: asbestos waste is hazardous and can’t go in skips, bins or recycling. It has to go to a site that accepts it, with the right paperwork.

What it might be made of

Floor tiles and adhesive

You may find tiles under carpet or laminate; test them before they come up.

Cement sheets

Garage and shed roofs are often tested. Testing confirms whether it’s asbestos cement.

After the job

A positive result is not a reason to panic: leave and manage it, cover it, or remove it before work.

Staying safe afterwards:

  • Make the area easy to reach
  • Leave the material undisturbed until we’ve sampled it
  • If tiles and adhesive are both exposed, mention it
  • Group several materials into one visit

Don’ts

Leave the material alone until the result is back.

Keep everyone away from damaged material, and do not try to clean it up.

  • Nothing removed blind: unknown materials are tested first
  • Planned to HSE guidance and the Control of Asbestos Regulations 2012
  • Written paperwork: reports, results and waste consignment notes
  • Asbestos waste double-bagged or wrapped and taken to a permitted site
