Asbestos testing near Little Portugal

Worried about an Artex ceiling, old floor tiles or a garage roof in Little Portugal? Testing a sample settles the question. If it’s clear, work can go ahead normally; if not, you’ll know what precautions are needed. From something broken during building work and panels behind old heaters, we cover black adhesive, textured ceilings and soffit boards.

London homes like those in Little Portugal have often been refitted many times, so a material that looks modern can sit on top of something older. We explain what we find in plain English, including when it’s better to leave a material in place.

Options to consider in Little Portugal

Air testing is different from sample testing. Clearance air testing after licensed removal must be carried out by an independent analyst accredited by UKAS. There’s no one-size price, as every job differs. Our guides list published price ranges from other companies, with sources.

What you get

  • Clear next steps
  • Plain-English advice, including when to leave things alone
  • Clear notes on any areas not reached
  • Jobs planned to HSE guidance

Doing it yourself?

Asbestos waste can’t go in household bins, recycling or skips. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.

HSE advises the public not to repair or remove asbestos themselves. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

What’s included, and what isn’t

Every job has limits; these are the usual ones:

  • If the material is in a hard-to-reach place, access may need planning
  • Clearance testing is a separate, independent job
  • Identifying the material is the first step; removal is planned separately

If you’re unsure, describe the job and send photos, and we will advise before you book.

Materials we see

  • Roof felt
  • Panels behind heaters
  • Flue pipes
  • Bitumen adhesive
  • Garage roof sheets

  • Soffit boards
  • Artex and textured ceilings
  • Floor tiles

What happens next

If no asbestos is found, work can normally go ahead normally.

After we have finished:

  • Don’t touch it before we arrive
  • Test everything you are worried about at once
  • If tiles and adhesive are both exposed, mention it
  • Clear access to the area

Things not to do

If a material is already damaged, keep people and pets away from it, and don’t sweep or vacuum up debris.

Leave the material alone until the result is back.

FAQs for Little Portugal

Can you work in Little Portugal with London’s parking rules?

We do. Tell us about parking, permits and access so we can plan; all of Greater London is inside the ULEZ.

Do older homes in Little Portugal have asbestos?

It depends on its age and history: asbestos products were used until 1999, so pre-2000 homes and extensions in Little Portugal may have it. Common places include garage roofs, textured ceilings, floor tiles, soffits and flues.

What should I do if I’ve disturbed asbestos?

Get everyone out of the area and keep it closed. Avoid sweeping, vacuuming or dusting, and ask for advice.

When will I get the result?

Timing depends on the lab. We’ll tell you the expected timing when we quote.

What paperwork will I get?

That depends on the job: a report for a survey, a lab result for a test, or waste paperwork for removal.

Does someone need to be there?

Someone needs to give us access to the areas involved.

Do I need more than one sample?

One for each different material, and sometimes more where the same material is in several places. We’ll advise when you tell us what you are testing.

Can you help with a shop or office?

Yes. Tell us the size and use of the building and what you need, and any existing asbestos register.
