How asbestos testing works in Poynings

Landlords, homeowners and contractors in Poynings use testing before small jobs: replacing a ceiling, lifting a floor, taking down a garage roof or fitting new soffits. Typical materials include panels behind heaters, soffit boards and floor tiles, and typical jobs are boiler cupboard panels and debris found after DIY.

Village homes in places like Poynings often mix old and newer materials, so testing each one is the only way to be sure. Every job comes with paperwork, which is useful when you sell, let or build.

For landlords, agents and businesses

If you own a block of garages or outbuildings that you let should know what the roofs are made of, before anyone carries out repairs.

Landlords of single homes do not have the same duty to manage as non-domestic duty holders, but contractors still need to know about asbestos before they work.

Prices and what affects them

When we quote, we look at:

  • The survey type
  • How much there is
  • The building’s size and layout
  • The type of material and its condition

How easy the material is to reach affects the price, so tell us about access.

What to photograph

A few photos can save a site visit:

  • The parking area
  • Any damage, cracks or broken pieces
  • Any labels or markings, if you can see them safely
  • A closer photo of the material, without touching it

To get a quote, send photos through our quote form, or phone 07833 053 749. Include the postcode, the material and some photos.

Good to know

Worth knowing before you book:

  • A result tells you what the material is, not how to remove it
  • If the material is in a hard-to-reach place, access may need planning
  • A test only covers the materials sampled, so it is not a substitute for a survey before major work

If you are unsure, describe the job and send photos, and we will advise.

Service details

Should you do it yourself?

HSE advises the public not to repair or remove asbestos themselves. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

Asbestos waste can’t go in household bins, recycling or skips. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.

Your questions about asbestos testing in Poynings

Can you deal with asbestos on rural buildings in the South Downs National Park?

Yes. The asbestos rules are the same in protected landscapes, but access to farm and rural buildings can take planning.

Is asbestos common in Poynings homes?

It depends on its age and history: asbestos was used until the 1999 ban, so older homes and older alterations in Poynings can contain it. Garage roofs, Artex, floor tiles, soffits and flues are typical examples.

How do I know if my property contains asbestos?

Looking will not tell you. Laboratory analysis of a sample gives the answer, especially in buildings from before 2000.

What does licensed work mean?

Work on higher-risk materials, such as lagging, sprayed coatings and most insulating board, is licensed and must be done by an HSE-licensed contractor. Cement and textured coatings normally are not licensed.

What happens if the test is positive?

You will know what type of asbestos is present. From there, we will talk through leaving it, covering it or removing it.

Can asbestos go in my bin?

Never: it’s hazardous waste. When we remove it, it’s taken to a permitted site with a consignment note.

Is damaged asbestos an emergency?

First, keep everyone away and do not clean it up. Then contact us and we will advise on the next step.

Do I need to be at home?

Someone needs to give us access to the areas involved.

What happens

Sampling a typical material takes a short time once we’re set up; the laboratory analysis takes longer. Before we start, we walk through the job with you and answer any questions.

  1. Send us photos of the material
  2. We confirm a test is the right choice, rather than a survey
  3. Our surveyor takes the samples
  4. The lab tests the samples
  5. We explain what the result means for your plans

Preparing for the visit

After we’ve finished in Poynings

A positive result isn’t a reason to panic: leave and manage it, cover it, or remove it before work.

To avoid problems in future:

  • Not sure between a test and a survey? Ask
  • File the result with your property paperwork
  • Tell us if there is adhesive under tiles
  • Group several materials into one visit

Things not to do

Do not break off a piece to test yourself; tell us where it is and we will sample it safely.

Until you have the result, don’t drill, sand, scrape or cut the material.

What it might be made of

Flues and tanks

Testing them before removal avoids surprises.

Boards and panels

Some boards are insulating board, which is higher risk. A test tells you which.

  • Identify it first: we test or survey before planning removal
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Written paperwork: reports, results and waste consignment notes
  • Waste sealed and labelled, then taken to a permitted site
