How asbestos testing works in Puckaster

If you’ve already disturbed a material during DIY in Puckaster, stop and keep people away from it. Testing a sample tells you what you’re dealing with. From garage and shed roofs before removal or repair and soffits and porch canopies before replacement, we deal with flue pipes, garage roof sheets and textured ceilings and more.

In a village like Puckaster, we test materials on barns, stables and outbuildings as well as homes, since cement sheeting was widely used. Nothing is added to the job that you do not need.

Typical tests in Puckaster

The risk usually comes from drilling or sanding something nobody had tested. Testing first avoids that.

Asbestos can be in plenty of places in buildings from before 2000. Common situations include:

  • Boiler cupboard panels
  • Floor tiles and black adhesive
  • Soffit boards
  • Artex ceilings before plastering, sanding or drilling

Parents and staff at schools such as Niton Primary School can ask about the school’s asbestos management.

How to choose an asbestos contractor

After we have finished in Puckaster

The sample point is sealed when we take the sample, so the material is left safe in the meantime.

Going forward:

  • Keep the results for future work or a sale
  • Leave the material undisturbed until we have sampled it
  • Tell us if there is adhesive under tiles
  • Clear access to the area

What to avoid

Photos are helpful, as long as you do not disturb anything.

Until you have the result, don’t drill, sand, scrape or cut the material.

What it costs

These are the main things that affect the price of asbestos testing:

  • How much sampling is needed
  • Travel and parking
  • Lofts, voids and outbuildings to include
  • Material and condition

Identifying asbestos early is cheaper than stopping work later, when everything has to stop.

Sending photos

Before you send photos, a few tips:

  • How we’d reach it
  • Street parking nearby
  • Any labels or markings, if you can see them safely
  • Any damage, cracks or broken pieces

Questions from Puckaster

Do you cover small places like Puckaster?

We do: small villages are covered too. Just tell us how to reach the property.

Is asbestos common in Puckaster homes?

Older homes can, if they date from before 2000. A sample test is the only reliable answer. Common places include garage roofs, textured ceilings, floor tiles, soffits and flues.

Can you come if the asbestos is damaged?

First, keep people away from the damaged material: close it off and do not clean it up yourself. Then contact us for advice on the next step.

Can you help with a shop or office?

We do, alongside homes. Non-domestic premises have a duty holder who should hold an asbestos register.

Should I check for asbestos before buying?

Yes. With the seller’s agreement, a pre-purchase survey tells you what’s there before you commit.

Will I get the price in writing?

Every time: you get the scope and price in writing.

How many samples will I need?

Generally one per material, sometimes more. We will suggest a number when we see the photos.

Do I need to be at home?

We need access to every area in the job, and to be available for questions.

Materials, one by one

Roof felt and mastics

We can test felt before a flat roof is replaced.

Textured coatings

Artex and similar coatings are a frequent request. Some contain a small amount of asbestos.

Step by step

We wear suitable protective equipment and keep the work area clear, however small the job. Our team uses the right protective equipment, and keeps dust to a minimum.

  1. Send us photos of the material
  2. We confirm a test is the right choice, rather than a survey
  3. We visit and take the samples
  4. The lab tests the samples
  5. You get the result with advice on next steps

Before we arrive

  • Warn neighbours if needed
  • Make sure pets and children are elsewhere
  • Clear the way to the work area

Helpful guides

Choosing the right option

A test or a full survey? Testing checks the materials you’re worried about; a survey checks the whole building or work area. For small jobs a test is often enough. The cost of asbestos testing depends on the job: the materials involved, how much there is, access and paperwork. We quote each job individually.

Why people choose us

  • The right survey for your plans
  • Inaccessible areas listed clearly
  • Jobs planned to HSE guidance
  • Across London and the South East

Read our prices page and published price ranges.

Can I do it myself?

Home testing kits exist, but you have to disturb the material to use one. HSE recommends a competent person takes samples.

HSE’s advice to the public is not to try to repair or remove asbestos yourself. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

Responsibilities for owners

Before maintenance in a rented home, agents may ask about asbestos. A test or a survey gives everyone a clear answer.

The duty to manage applies to non-domestic premises and common parts, not to single private homes, but anyone working on the property still needs to know about asbestos.

  • Identify it first: we test or survey before planning removal
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Paperwork for your records: reports, lab results and consignment notes
  • Waste sealed and labelled, then taken to a permitted site
