Asbestos testing near Seal
Worried about an Artex ceiling, old floor tiles or a garage roof in Seal? Testing a sample settles the question. If it’s clear, work can go ahead normally; if not, you’ll know what precautions are needed. People often contact us about old floor tiles before a new floor goes down and lab results for contractors before they start, including panels behind heaters, flue pipes and textured ceilings.
In a village like Seal, we test materials on barns, stables and outbuildings as well as homes, where cement sheet roofs and cladding were often used. Every quote is in writing and spells out what’s covered, so there are no surprises.

Common reasons for tests in Seal
Many trades won’t touch older ceilings or floors without a test, and a lab result is what they’re after.
Common situations in older properties include:
- Porch canopies
- Answers trades need before starting
- Boiler cupboard panels
- Artex ceilings before plastering, sanding or drilling
If you live in an older house in Seal, a quick test before work is sensible.
Questions to ask before you book
- That the survey follows HSE’s guide HSG264
- Areas included and excluded
- That samples are analysed by an accredited laboratory
- The scope of the job, in writing
What we do and don’t cover
What’s in and what’s out:
- A result tells you what the material is, not how to remove it
- Clearance air testing after licensed work is done by an independent UKAS-accredited analyst
- If the material is in a hard-to-reach place, access may need planning
Not sure what you need? Send us photos and we will tell you honestly.
What we deal with
- Garage roof sheets
- Panels behind heaters

What it might be made of
Flues and tanks
Flues and tanks are often asbestos cement.
Boards and panels

Choosing the right option
How many samples? Different materials, and sometimes the same material in different places, need separate samples. Dealing with asbestos before building work is typically cheaper than finding it mid-job, when everything has to stop.

Common questions in Seal
Is asbestos common in Seal homes?
Older homes can, if they date from before 2000. The only way to know is to test suspect materials. Look at garage roofs, textured ceilings, old floor tiles, soffits and flues.
Do you cover small places like Seal?
Yes. We cover villages and hamlets as well as towns. Tell us about access and parking.
Do I need a test or a survey?
A test answers the question for the materials sampled; a survey inspects the whole building or work area and records everything it finds.
Do you test textured ceilings?
We do: a small piece of the coating is sampled and analysed. Some older coatings contain a little asbestos.
How many samples will I need?
Generally one for each different material, with extra where the same material appears in different places. Photos help us suggest a number.
Does asbestos always have to come out?
Not necessarily. Sound material that will not be touched can often stay, as long as it’s recorded.
Does someone need to be there?
We need access to every area involved in the job, and it helps if you are around to answer questions.
Can you help a business or landlord?
Yes, as well as homeowners. Send the details.
Landlords, managing agents and employers
Schools, halls and community buildings are non-domestic premises, so whoever runs them has a duty to manage asbestos.
Landlords of single homes do not have the same duty to manage as non-domestic duty holders, but contractors still need to know about asbestos before they work.
Prices and what affects them
Prices vary with:
- How many different materials need sampling
- Parking and access charges
- Access: height, lofts, steps and space
- How big the building is
Access makes a big difference to cost, so tell us about access.
Sending photos
When you send photos, these help most:
- Damaged areas
- Where we could park
- An overall view
- How we’d reach it
We quote each job individually, because no two are the same. To start, send photos through our quote form, or phone 07833 053 749.
Should you do it yourself?
DIY sampling means disturbing the material yourself. HSE recommends a competent person takes samples.
Never put asbestos in a bin or skip. It must go to a permitted site; check with your council about small amounts.
