Asbestos testing in The Hale

Under the Control of Asbestos Regulations 2012, anyone analysing samples to identify asbestos must be accredited to ISO/IEC 17025. We use an accredited laboratory for every sample. People often contact us about floor tiles and black adhesive and panels behind old heaters, including garage roof sheets, textured ceilings and floor tiles.

In places like The Hale, we often test a single material in a flat before work, where a test is all that’s needed. Nothing is removed until it’s been identified, as the right approach depends on the material.

Responsibilities for owners

If you manage or own a block in The Hale, the asbestos register for common parts should be kept up to date and shared with contractors, and condition checked regularly.

Before maintenance in a rented home, agents may ask about asbestos. A test or survey gives a definite answer.

Common questions in The Hale

Do you cover The Hale and the area around Mill Hill Broadway station?

Yes. Mill Hill Broadway station is about 0.7 miles south-east of The Hale, and we cover both.

Can you work in The Hale with London’s parking rules?

We do. Tell us about parking, permits and access so we can plan; all of Greater London is inside the ULEZ.

Will I get the price in writing?

Yes, always.

Can you test the air for asbestos?

Clearance air testing after licensed removal must be done by an independent analyst accredited by UKAS. Ask us and we will explain what applies to your job.

Should I check for asbestos before buying?

Yes. A pre-purchase survey tells you what’s there before you exchange, as long as the seller agrees.

Can you help with a flat?

We do. For shared areas, the managing agent or freeholder holds the asbestos information.

Do you test textured ceilings?

We do: a small piece of the coating is sampled and analysed. Older textured coatings can contain a small amount of asbestos.

Should I use a home testing kit?

HSE’s advice is that a competent person should take samples, because the material has to be disturbed. Ask us to take it.

After the job

A negative result means the material can be treated as normal.

Keeping things safe:

  • Send photos of the material and where it is
  • Not sure between a test and a survey? Ask
  • Leave the material undisturbed until we have sampled it
  • Let us know what you want to do next

Don’ts

Leave the material alone until the result is back.

Take photos from a safe distance, without touching the material.

Can I do it myself?

Sanding, drilling, cutting and jet-washing are the worst things you can do to asbestos materials, so avoid them completely.

Never put asbestos in a bin or skip. It must go to a permitted site; check with your council about small amounts.
