Asbestos testing for Upchurch

About our asbestos testing in Upchurch

The regulations require asbestos analysis to be done by an accredited laboratory. We use an accredited laboratory for every sample. From textured ceilings before a renovation and garage and shed roofs before removal or repair, we cover black adhesive, garage roof sheets and flue pipes.

In a village like Upchurch, we test materials on barns, stables and outbuildings as well as homes, where cement sheet roofs and cladding were often used. We only recommend work that’s needed.

FAQs for Upchurch

Do you cover small places like Upchurch?

We do: small villages are covered too. Tell us about access and parking.

Is asbestos common in Upchurch homes?

That depends on when it was built and altered: asbestos was used until the 1999 ban, so older homes and older alterations in Upchurch can contain it. Common places include garage roofs, textured ceilings, floor tiles, soffits and flues.

Should all asbestos be removed?

Not necessarily. Sound material that will not be touched can often stay, as long as it’s recorded.

How do I get a quote?

Fill in the enquiry form or give us a call on 07833 053 749. Include the postcode, a description and photos.

Can you come if the asbestos is damaged?

Keep people away from damaged material and don’t clean it up yourself. Then contact us for advice.

Can you test the air for asbestos?

We don’t carry out air testing ourselves: clearance testing after licensed removal is carried out by an independent UKAS-accredited analyst. We will tell you if your job needs it.

How many samples will I need?

One for each different material, and sometimes more where the same material is in several places. We’ll advise when you tell us what you’re testing.

Do I get anything in writing afterwards?

That depends on the job: a survey report, a laboratory result, or a consignment note for removed waste.

Responsibilities for owners

Landlords of single homes don’t have the same duty to manage as non-domestic duty holders, but contractors still need to know about asbestos before they work.

Before contractors start, they need to know about any asbestos. HSE regularly reminds owners and trades of it.

What it costs

What drives the price:

  • Access to the area
  • Travel and parking
  • Which survey type fits your plans
  • How much there is

Our quotes are clear about VAT, so you can compare like with like.

Photos that help

What to photograph:

  • Visible markings
  • Street parking nearby
  • The access route
  • A clear close-up

Tell us about the material, its location and your plans. Then use our quote form or call 07833 053 749.

What’s included, and what is not

Common reasons for tests in Upchurch

Asbestos was used in building products until 1999, so materials in homes and buildings across Kent built or refurbished before 2000 can contain it.

If any of these sound familiar, it’s worth getting advice:

  • Single materials in rented homes between tenancies
  • Textured ceilings before a renovation
  • Answers trades need before starting
  • Boiler cupboard panels

If you let property close to Rainham (Kent) station, testing before work avoids delays.

Questions to ask before booking

  • That samples are analysed by an accredited laboratory
  • What you will receive in writing
  • If the price includes VAT
  • The scope of the job, in writing

Read the checklist

Step by step

If we spot other materials that might contain asbestos, we will mention them, so you can decide whether to test them too. We go over the plan with you first, so you know what’s happening.

  1. Describe the material and send a photo
  2. We agree the number of samples and send a quote
  3. Samples are taken with controls
  4. An accredited lab analyses them
  5. We send the result and explain it

Getting ready

  • Clear access to the area, loft or garage
  • Tell us about parking and access
  • Keep away from the material in the meantime

Should you do it yourself?

Fragile roofs are a serious falls risk, as well as an asbestos risk, so never climb onto one.

Home testing kits exist, but you have to disturb the material to use one. HSE recommends a competent person takes samples.

Materials we deal with

Boards and panels

If it’s insulating board, most work on it is licensed, so the result matters.

Cement sheets

We sample from the edge of a sheet, without standing on the roof, as asbestos cement roofs are fragile.

After the job

Keep the results with your property records, as they’re useful when you sell or carry out more work.

A few practical points:

  • If tiles and adhesive are both exposed, mention it
  • Don’t touch it before we arrive
  • Test everything you are worried about at once
  • Clear access to the area

Don’ts

Take photos from a safe distance, without touching the material.

Keep everyone away from damaged material, and don’t try to clean it up.

  • Identify it first: we test or survey before planning removal
  • Done to the regulations: HSE guidance and CAR 2012
  • Paperwork for your records: reports, lab results and consignment notes
  • Legal disposal at a permitted site, with a consignment note
