Our asbestos survey in BN11
An asbestos survey finds out whether a building contains asbestos, where it is, how much there is and what condition it’s in. In BN11, we carry out management surveys, refurbishment and demolition surveys and pre-purchase surveys, with samples analysed by an accredited laboratory. Typical materials include water tanks, flues and floor tiles, and people typically contact us about demolition projects and planned refurbishment work.
For a management survey, we look into cupboards, voids and lofts that are reasonably accessible and take small samples. Sample points are sealed afterwards.
- Tell us about the building, its age and what you’re planning
- We set out the survey type, the areas covered and the price in writing
- We inspect and sample the areas in scope
- Each sample is analysed by an accredited laboratory
- You get the report, and we talk you through it

There’s no one-size price, as every job differs. Our cost guides show published ranges, with dates and sources.

BN11: surveys for every kind of building
BN11 covers everything from Worthing, Broadwater and East Worthing to 0 small villages and hamlets, and anything from before 2000 may contain asbestos. Town surveys are often for homes and businesses; rural surveys often include outbuildings. Around 3 places in BN11 are close to the coast, so outdoor roof work there is planned around the wind.
East Worthing: Planning work on an older building in East Worthing, whether near St George's Church or elsewhere? Get the work areas surveyed before anything is opened up. Schools such as Lyndhurst Infant School are non-domestic premises, so whoever runs them has a duty to manage asbestos and keep a register, and a management survey is generally where that starts.
Weighing up your options
Management or refurbishment and demolition? A management survey suits a building in use; a refurbishment and demolition survey looks behind and under surfaces before building work. Our guide explains which you need.
Comparing quotes
- That the survey follows HSE’s guide HSG264
- Whether they’re insured for asbestos work
- Which areas are covered, and which are not
- Whether VAT is included
Should you do it yourself?
Working on a fragile asbestos cement roof is dangerous in itself, as well as an asbestos risk, so stay off it.
Home testing kits exist, but you have to disturb the material to use one. HSE advises that samples are best taken by a competent person.
Afterwards
Keep the report somewhere safe and share it with anyone working on the building, so nobody disturbs asbestos by accident.
- Tell us about any areas that are locked or unsafe
- Describe the work you are planning, so the survey covers the right areas
- Ask for the report in a format you can share with contractors
- Keep pets and children out of the way on the day
Please don’t break off pieces for us to look at: sampling is part of the survey, done with controls to keep dust down.
Be clear about the work you’re planning, so nothing in the work area is left out of scope.
For landlords, agents and businesses
Duty holders for workplaces and the shared parts of flats in BN11 must manage asbestos under the Control of Asbestos Regulations 2012. That means finding it, assessing it, recording it and planning how to manage it.
Before maintenance in a rented home, agents may ask about asbestos. A test or survey gives a definite answer.
What we deal with in BN11
Builders, electricians and plumbers need to know about asbestos before they work. HSE’s campaigns aimed at tradespeople make this point repeatedly, and a survey report is how they find out.
Asbestos can be in plenty of places in buildings from before 2000. Typical situations are:
- Demolition projects
- Purchases of older homes and buildings
- Common parts of flats and HMOs
- Pre-work surveys for trades
FAQs for BN11
Will I get the price in writing?
Every time: you get the scope and price in writing, and whether VAT is included.
Do I need a management or a refurbishment survey?
A management survey for a building in normal use; a refurbishment and demolition survey before building work. We’ll recommend one when you tell us what you are planning.
Do you work in BN11?
Yes, we do: our area includes BN11 and the places around it. Send the postcode and a few photos and we will quote.
Should all asbestos be removed?
Not necessarily. Sound material that will not be touched can often stay, as long as it’s recorded.
What does licensed work mean?
Higher-risk materials need an HSE-licensed contractor. Cement and textured coatings usually are not licensed.
Does someone need to be there?
We need access to every area involved in the job, and it helps if you are around to answer questions.
Is a homebuyer survey the same as an asbestos survey?
Not really: a homebuyer report can flag suspected asbestos without testing it. For an answer, you need a pre-purchase asbestos survey.
- Survey or test first when it isn’t clear what a material is
- Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
- Written paperwork: reports, results and waste consignment notes
- Legal disposal at a permitted site, with a consignment note
