Our asbestos survey in CR8
Planning building work in CR8? HSE’s guidance calls for a refurbishment and demolition survey of the areas being worked on before the work starts, so nothing hidden is disturbed once work begins. Typical jobs include pre-purchase checks on older properties and contractors’ requests for an asbestos report, involving pipe lagging, boiler cupboard panels and soffits.
A refurbishment and demolition survey is fully intrusive: we look behind panels, under floors and above ceilings in the areas being worked on, so those areas need to be empty.
- Get in touch with the address and your plans
- We recommend the right type of survey
- On the day we inspect, sample and photograph
- The lab analyses the samples
- The report sets out what was found and what to do next

Around Purley

You will also find Christ Church CofE Primary School (Purley) (0.5 miles north-east), Dollypers Hill (1.8 miles south) and St Swithun's (within half a mile south-west). There is a railway station close to the centre of Purley: Purley station. A little further out are St George's Walk (2.7 miles north) and County Borough of Croydon (2.6 miles north). CR8: surveys for every kind of building
From Croydon, Coulsdon and Purley to 2 villages and hamlets, buildings across CR8 range from terraces and estates to farms and industrial units, and any built or refurbished before 2000 can contain asbestos. In towns we survey homes and businesses; in villages, outbuildings too.
Purley: For rented homes close to Purley station, it helps to know what’s in the building before repairs. Leisure centres, halls and other public buildings around Purley are non-domestic premises, where the duty to manage asbestos applies.
Should you do it yourself?
DIY sampling means disturbing the material yourself. HSE advises that samples are best taken by a competent person.
Fragile roofs are a serious falls risk, quite apart from the asbestos, so stay off it.
For landlords, agents and businesses
Letting agents often ask about asbestos before maintenance work. A test or survey gives a definite answer.
If you own a block of garages or outbuildings that you let should know what the roofs are made of, before repairs are arranged.
What it might be made of
Textured coatings
We sample textured coatings in the rooms in scope, so you know before plastering or rewiring.
Floor tiles and adhesive
Vinyl and thermoplastic floor tiles and black bitumen adhesive can contain asbestos. They’re often found under carpet or laminate.
Looking after things afterwards
Keep the report somewhere safe and share it with anyone working on the building, so they know what to avoid or plan around.
- In a block of flats, ask for the register of the shared areas
- Ensure you can pass the report to your builder
- Describe the work you’re planning, so the survey covers the right areas
- Let us know about locked rooms or unsafe areas
Be clear about the work you are planning, so nothing in the work area is left out of scope.
If a material is damaged before the survey, keep people away from it and tell us, rather than cleaning it up.
Limits to be aware of
We are upfront about what’s included:
- The rooms in a refurbishment survey need to be cleared, so plan it around the building’s use
- A management survey is only minimally intrusive, so it isn’t enough before refurbishment
- The survey tells you what’s there; removal is a separate job, though we can quote for that too
CR8 questions
Does a survey leave holes?
A management survey takes small samples, which are sealed afterwards. A refurbishment survey opens up the areas being worked on, which is why they need to be empty.
Do I need a test or a survey?
A test answers the question for the materials sampled; a survey inspects the whole building or work area and records everything it finds.
Is a homebuyer survey the same as an asbestos survey?
No, they’re different: a homebuyer report can flag suspected asbestos without testing it. For an answer, you need a pre-purchase asbestos survey.
Do you need to see it before quoting?
Clear photos and measurements are often enough; if not, we will arrange to see it.
How dangerous is asbestos?
Breathing in asbestos fibres can cause serious diseases, often decades later. The risk comes mainly from disturbing materials that contain it, so identifying it before work is important.
How do I know if my property contains asbestos?
If it was built or refurbished before 2000, it may. Testing a sample is the only way to know.
Does asbestos always have to come out?
Not always. Sound material that won’t be touched can often stay, as long as it’s recorded.
- Survey or test first when it isn’t clear what a material is
- Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
- Written paperwork: reports, results and waste consignment notes
- Legal disposal at a permitted site, with a consignment note
