About asbestos testing in E1W
The regulations require asbestos analysis to be done by an accredited laboratory. Our samples go to an accredited lab, and you get the written result. People often contact us about garage roofs before replacement and Artex before downlights or rewiring, involving textured ceilings, flue pipes and soffit boards.
If we spot other materials that might contain asbestos, we’ll mention them, in case you want them tested as well.

Materials, one by one
Floor tiles and adhesive
Old tiles and black adhesive can be tested separately, as one may contain asbestos when the other does not.
Cement sheets
Garage and shed roofs are often tested. A test confirms what the sheet is made of.
Can I do it myself?
Working on a fragile asbestos cement roof is dangerous in itself, as well as an asbestos risk, so never climb onto one.
A professional job comes with paperwork: results, a report or a consignment note, which buyers and builders may ask for.
Common reasons for tests in E1W
Many products were made both with and without asbestos, so you can’t go by looks or age alone.
These are some of the things we deal with in E1W:
- Artex ceilings before plastering, sanding or drilling
- Soffits and porch canopies before replacement
- Corrugated roof sheets
- Results builders ask for before work

Common questions in E1W
Can asbestos go in my bin?
Never: skips and household bins can’t take asbestos. It must go to a permitted site.
Should all asbestos be removed?
Not necessarily. If it’s in good condition and nobody will disturb it, leaving it in place and checking it can be the safer choice.
Do I get anything in writing afterwards?
A survey report, laboratory results or a waste consignment note, depending on the job.
What happens if the test is positive?
You will know what type of asbestos is present. From there, we will talk through leaving it, covering it or removing it.
Can you test the air for asbestos?
Air testing is a different job from material testing, and not one we do: clearance testing after licensed removal is carried out by an independent UKAS-accredited analyst. Ask and we’ll explain.
When can you start?
It depends on the job and our diary. You will get available dates with the quote, and notifiable work needs notifying before it starts.
What if my house is newer?
Asbestos was banned in 1999, so buildings built after 2000 shouldn’t contain it, but older parts and reused materials can still contain it.
- Nothing removed blind: unknown materials are tested first
- Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
- Paperwork for your records: reports, lab results and consignment notes
- Waste sealed and labelled, then taken to a permitted site
