Artex removal across HP12

Planning a renovation in HP12 with textured ceilings? Get them tested before electricians or plasterers start. Typical materials include textured walls, coated ceiling roses and stipple finishes, and people normally contact us about structural work through coated ceilings and rented flats before redecoration.

The coating is softened with water, steam or gel and removed with hand tools, with no sanding or dry scraping.

  1. Tell us which rooms and surfaces
  2. We test the coating if it hasn’t been tested
  3. If it contains asbestos, we agree the method and quote
  4. The coating is removed with controls
  5. The room is cleaned and you get the paperwork

Artex removal in HP12

From High Wycombe and Booker to small villages, homes across HP12 have textured ceilings. Testing comes first, wherever you are.

Booker: If you are refurbishing flats near High Wycombe station, a void period is a good time to deal with textured ceilings. In older homes in Booker, textured ceilings were often added in later decades.

What affects the price in HP12

Quotes vary because of:

  • The quantity or area
  • The number of samples or the size of the building
  • Parking and access charges
  • Waste quantity and disposal

A test can sometimes save the cost of removal altogether, if the material turns out not to contain asbestos.

Sending photos

Photos often save us a visit:

  • A wide shot showing where the material is
  • Cracks or breaks
  • Visible markings
  • A closer photo of the material, without touching it

Photos taken from a safe distance are fine: do not touch the material, just send them through our quote form.

After the job

The surface is left ready for making good.

  • Send photos of the coatings
  • Empty the rooms in advance
  • Tell us which rooms and roughly how big they are
  • File the test result and waste note

Plan testing before the renovation starts.

If a coating has been damaged by a leak, keep people away from fallen pieces.

Should you do it yourself?

Home testing kits exist, but you have to disturb the material to use one. HSE advises that samples are best taken by a competent person.

HSE’s advice to the public is not to try to repair or remove asbestos yourself. Licensed materials are strictly for licensed contractors.

Landlords, managing agents and employers

Landlords of single homes do not have the same duty to manage as non-domestic duty holders, but anyone working on the property still needs to know about asbestos.

If you manage or own a block in HP12, the asbestos register for common parts should be kept up to date and shared with contractors, and condition checked regularly.

What we do and don’t cover

Some limits to bear in mind:

  • Other asbestos materials found in the room are dealt with separately
  • We leave the surface ready for your plasterer
  • We test before removal, because a clear result means ordinary methods can be used

HP12: your questions answered

Can you help with a flat?

We do. In a block, the shared areas are the responsibility of the managing agent or freeholder, who should hold the asbestos register.

Can I put asbestos in a skip?

No. Asbestos is hazardous waste and must go to a site that accepts it. When we remove it, it’s taken to a permitted site with a consignment note.

What if asbestos is found during building work?

Work in that area should stop, then have the material identified before anything else happens.

Which asbestos work needs a licence?

It covers the higher-risk materials: pipe lagging, sprayed coatings and most insulating board. It needs a contractor with an HSE licence.

Could my home contain asbestos?

If it was built or refurbished before 2000, it may. Testing a sample is the only way to know.

Does all Artex contain asbestos?

Not necessarily: many textured coatings don’t contain asbestos. A test will tell you.

How quickly can you come out?

That depends on the work and current bookings. We’ll give you dates when we quote, and notifiable work needs notifying before it starts.

  • Nothing removed blind: unknown materials are tested first
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Paperwork for your records: reports, lab results and consignment notes
  • Asbestos waste double-bagged or wrapped and taken to a permitted site
