Our asbestos testing in MK6

Under the Control of Asbestos Regulations 2012, anyone analysing samples to identify asbestos must be accredited to ISO/IEC 17025. Our samples go to an accredited lab, and you get the written result. Typical materials include textured ceilings, soffit boards and black adhesive, and typical jobs are one-off checks in rented property and floor tiles and black adhesive.

We seal the sample point with a suitable sealant or tape, so it stays safe until the result arrives.

  1. Describe the material and send a photo
  2. We agree how many samples are needed and send a quote
  3. Each sample is taken carefully and sealed
  4. The samples are analysed by an accredited laboratory
  5. You get the written result, and we explain what it means

Testing across MK6 covers Oakgrove, Woolstone and Woughton on the Green and 3 villages and hamlets. Artex, floor tiles and garage roofs come up most.

Woolstone: If you let property close to Milton Keynes Central station, a quick test between tenants is worth considering. For an older property in Woolstone, whether near The Woolstones Community Centre or not, it’s worth testing suspect materials before work.

How we price asbestos testing

We base our quote on:

  • How many different materials need sampling
  • How many outbuildings are included
  • Material and condition
  • Parking and access charges

How easy the material is to reach affects the price, so photos of the area and the way in help us quote accurately.

Sending photos

Photos help us understand the job before we visit. Take them from a safe distance without touching the material:

  • An idea of size
  • The route in: gates, steps, stairs or the loft hatch
  • Damaged areas
  • The parking area

For an accurate quote, tell us what you’ve found, where it is and what you’re planning. Call 07833 053 749 or use our quote form.

What it might be made of

Cement sheets

We sample from the edge of a sheet, without standing on the roof, as asbestos cement roofs are fragile.

Floor tiles and adhesive

Old tiles and black adhesive can be tested separately, as one may contain asbestos when the other does not.

Landlords, managing agents and employers

Contractors working for you need asbestos information before they start. HSE regularly reminds owners and trades of it.

Landlords of single homes don’t have the same duty to manage as non-domestic duty holders, but anyone working on the property still needs to know about asbestos.

Should you do it yourself?

Working on a fragile asbestos cement roof is dangerous in itself, as well as an asbestos risk, so never climb onto one.

Asbestos waste cannot go in household bins, recycling or skips. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.

MK6 questions

I think I’ve damaged asbestos. What now?

Leave the area, keep others out and close the door if you can. Avoid sweeping, vacuuming or dusting, and ask for advice.

Do you work in flats?

Yes. For the shared areas of a block, the managing agent or freeholder holds the asbestos information.

What if asbestos is found during building work?

The builder should stop and close off the area. We can test the material and, if needed, plan its removal.

Do you need to see it before quoting?

Many jobs can be quoted from photos, though some need a visit first.

Do you test textured ceilings?

We do: a small piece of the coating is sampled and analysed. Older textured coatings can contain a small amount of asbestos.

Can I put asbestos in a skip?

No: skips and household bins cannot take asbestos. It must go to a permitted site.

Does someone need to be there?

We need access to every area involved in the job.

  • Nothing removed blind: unknown materials are tested first
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Written paperwork: reports, results and waste consignment notes
  • Waste sealed and labelled, then taken to a permitted site
