About asbestos survey in N18

Not every older building in N18 contains asbestos, and not all asbestos needs removing. A survey tells you which situation you’re in, so you can plan sensibly. We often deal with soffits, flues and textured ceilings, and people normally contact us about the communal parts of blocks of flats and public and community buildings.

We photograph and assess the condition of everything we find, for the report.

  1. Tell us about the building, its age and what you’re planning
  2. We set out the survey type, the areas covered and the price in writing
  3. The surveyor inspects and takes samples
  4. Each sample is analysed by an accredited laboratory
  5. The report comes to you, and we explain anything that isn’t clear

N18: surveys for every kind of building

N18 covers everything from Edmonton, Tottenham and Upper Edmonton to 1 small villages and hamlets, and anything from before 2000 may contain asbestos. Town surveys are often for homes and businesses; rural surveys often include outbuildings.

Upper Edmonton: If you let flats or houses near Silver Street station, share asbestos information with trades before work. Got an older property in Upper Edmonton, close to St Mary's Church or further out? A refurbishment and demolition survey of the areas affected should come first.

A closer look at the materials

Asbestos cement

Asbestos cement was used for garage and shed roofs, gutters, downpipes, flues, soffits and water tanks. It contains a relatively low proportion of fibres bound in cement, but it releases fibres when broken, cut or abraded.

Roofing felt and bitumen

Felt on flat roofs and outbuildings is sampled where it’s in scope.

Typical surveys in N18

Duty holders for non-domestic premises must find out whether asbestos is present and assess its risk. A survey is the usual way to do that.

Common situations in older properties include:

  • Pre-work surveys for trades
  • Pre-purchase checks on older properties
  • Planned refurbishment work
  • Common parts of flats and HMOs

Good to know

Every job has limits; these are the usual ones:

  • The survey tells you what’s there; removal is a separate job, though we can quote for that too
  • A management survey does not open up walls, floors or ceilings, so it is not enough before refurbishment
  • The report describes the building when surveyed; condition can change, so recheck it

Prices and what affects them

We base our quote on:

  • How big the building is
  • Location, parking and any London charges
  • The quantity or area
  • How much sampling is needed

Access makes a big difference to cost, so tell us about access.

What to photograph

Photos help us understand the job before we visit. Take them without disturbing anything:

  • Approximate dimensions
  • A photo of the whole area
  • A clear close-up
  • How we’d reach it

To get a quote, send photos through our quote form, or phone 07833 053 749. Include the postcode, the material and some photos.

Afterwards

Any areas not accessed are listed, and should be presumed to contain asbestos until they’re checked.

  • Make sure we can get into the loft, garage and cupboards
  • In a block of flats, ask for the register of the shared areas
  • Keep pets and children out of the way on the day
  • Tell us about any areas that are locked or unsafe

Plan the survey early, before booking builders, so there’s time to deal with anything it finds.

Until the survey is done, don’t drill, sand, cut or break suspect materials.

Questions from N18

Will the survey damage the property?

Sampling leaves small, sealed sample points. A refurbishment and demolition survey is intrusive by design, because it has to look inside the fabric of the building.

Which asbestos survey do I need in N18?

If the building is in normal use and you need to manage what’s there, a management survey. If you are about to refurbish or demolish, a refurbishment and demolition survey of the areas affected. We’ll recommend one when you tell us what you’re planning.

Can you help with a shop or office?

We do, alongside homes. The duty holder should be able to share the asbestos register.

Should I check for asbestos before buying?

Of course. A pre-purchase survey, arranged with the seller’s permission, shows what asbestos is there before you exchange.

Is a homebuyer survey the same as an asbestos survey?

Not really: a homebuyer report can flag suspected asbestos without testing it. For an answer, you need a pre-purchase asbestos survey.

Do you survey commercial buildings in N18?

Yes: offices, shops, warehouses, industrial units, schools and halls as well as homes. Send us the details of the building.

What does licensed work mean?

Work on higher-risk materials, such as lagging, sprayed coatings and most insulating board, is licensed and must be done by an HSE-licensed contractor. Most asbestos cement and textured coatings are non-licensed or notifiable non-licensed.

  • Identify it first: we test or survey before planning removal
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Paperwork for your records: reports, lab results and consignment notes
  • Waste sealed and labelled, then taken to a permitted site
