How artex removal works in RG2

Not every textured coating contains asbestos. Testing a sample tells you, so work can go ahead normally if it’s negative. Typical materials include Artex ceilings, coated plasterboard and stipple finishes, and typical jobs are walls before a kitchen or bathroom refit and coatings damaged by leaks.

We bag and label the waste as we work, for disposal at a permitted site.

  1. Describe the rooms and coatings
  2. We sample the coating first
  3. We plan the method and quote
  4. The room is sealed off and the coating removed wet, never sanded or dry-scraped
  5. We clean up and dispose of the waste legally

Artex removal in RG2

From Earley, Shinfield and Arborfield Garrison to small villages, homes across RG2 have textured ceilings. Testing comes first, wherever you are.

Shinfield: If you are refurbishing a rental near Reading Green Park station, a void period is a good time to deal with textured ceilings. If your home is one of the older properties in Shinfield, near Church of St Mary the Virgin or elsewhere, textured ceilings may date from an earlier renovation.

Doing it yourself?

With a professional job, you get a record: results, a report or a consignment note, which buyers and builders may ask for.

Asbestos waste cannot go in household bins, recycling or skips. It must go to a permitted site; check with your council about small amounts.

Weighing up your options

Very cheap quotes for Artex removal can mean dry scraping or sanding. Ask about the method and the waste.

What to look for in a quote

  • What paperwork you get
  • If the price includes VAT
  • What exactly is included: the areas, materials or samples
  • Whether they’re insured for asbestos work

For businesses and landlords in RG2

For managing agents and freeholders in RG2, the register for shared areas needs keeping current and sharing with trades.

If you own a block of garages or outbuildings that you let should know what the roofs are made of, before repairs are arranged.

What’s included, and what isn’t

Worth knowing before you book:

  • Larger-scale steam or gel removal must be notified before it starts, which affects the start date
  • Untested coatings are tested first, since a negative result changes everything
  • Plastering and making good are usually separate jobs

Materials we deal with

Textured walls

Walls are treated like ceilings.

Artex ceilings

Swirl, stipple and other patterns on ceilings are the most common textured coatings.

Questions from RG2

How do I know if my property contains asbestos?

Looking won’t tell you. Laboratory analysis of a sample gives the answer, especially in buildings from before 2000.

Does weather affect the work?

Indoor work is not affected. Outdoor removal may be postponed in strong wind or heavy rain, for safety.

Do you work on commercial premises?

Yes. Tell us the size and use of the building and what you need.

Is damaged asbestos an emergency?

Keep people away from damaged material and do not clean it up yourself. Then contact us for advice.

How dangerous is asbestos?

It can be, if fibres are released and breathed in. Diseases linked to it, such as mesothelioma and asbestosis, can appear many years later, which is why it’s identified before work.

Should I take the ceiling down instead?

Either can work: it depends on the room and the condition of the ceiling. We’ll recommend one for each room.

Do I need a test or a survey?

Testing covers particular materials, while a survey covers everything in scope. Before building work, you normally need a survey.

  • Nothing removed blind: unknown materials are tested first
  • Planned to HSE guidance and the Control of Asbestos Regulations 2012
  • Everything in writing: quotes, reports, results and waste notes
  • Legal disposal at a permitted site, with a consignment note
