Asbestos survey in TN19: what to expect

If you’re responsible for a non-domestic building in TN19, or the shared parts of a block of flats, you have a duty to manage asbestos under the Control of Asbestos Regulations 2012. A management survey is generally the starting point. People often contact us about planned refurbishment work and shared halls, stairs and plant rooms, involving garage roofs, boiler cupboard panels and flues.

A refurbishment and demolition survey is fully intrusive: we check behind, under and inside the parts being worked on, so those areas need to be empty.

  1. Get in touch with the address and your plans
  2. We confirm whether you need a management, refurbishment and demolition or pre-purchase survey
  3. We carry out the survey on site
  4. Samples go to the laboratory
  5. The report sets out what was found and what to do next

What it costs

The biggest factors in the price are:

  • The number of samples or the size of the building
  • Lofts, voids and outbuildings to include
  • The type of survey you need
  • How easy it is to reach

The cost of an asbestos survey depends on the job: the materials, the amount, access and what paperwork is needed. Every quote is individual.

Photos that help

Before you send photos, a few tips:

  • An overall view
  • How we’d reach it
  • Where we could park
  • Any damage, cracks or broken pieces

Photos taken from a safe distance are fine: don’t touch the material, just send them through our quote form.

Can I do it myself?

Fragile roofs are a serious falls risk, as well as an asbestos risk, so stay off it.

Never put asbestos in a bin or skip. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.

Your options compared

It can be tempting to start work without a survey. If asbestos is then found mid-job, work stops, costs rise and people may have been exposed, so surveying first is normally cheaper in the end.

Before booking anyone

  • If the price includes VAT
  • The survey type, as defined in HSG264
  • Areas included and excluded
  • What exactly is included: the areas, materials or samples

Looking after things afterwards

If it finds asbestos that work would disturb, the report explains what needs removing before work starts, and what kind of work that is.

  • Survey first, then book the trades
  • Let us know about locked rooms or unsafe areas
  • Tell us exactly what work you are planning, so the scope matches
  • Ask for the report in a format you can share with contractors

Plan the survey early, before you book builders, so the results can shape your plans and your budget.

If something has been damaged already, close the area off and let us know.

Responsibilities for owners

Before contractors start, they need to know about any asbestos. HSE regularly reminds owners and trades of it.

Void periods are a good time for asbestos work, while the property is empty.

Questions from TN19

Will the survey damage the property?

Only minimally for a management survey: small samples are taken and the points sealed. A refurbishment survey is intrusive, which is why the rooms must be empty.

Can you help with a shop or office?

We do, alongside homes. Non-domestic premises have a duty holder who should hold an asbestos register.

Can you advise before I buy a property?

Yes. A pre-purchase survey tells you what’s there before you exchange, with the seller’s permission.

Do you cover TN19?

Yes, we do: TN19 is within the area we cover in East Sussex. Share the postcode and a short description for a quote.

Do I need a management or a refurbishment survey?

It depends on your plans: normal use and management calls for a management survey, while refurbishment or demolition needs a refurbishment and demolition survey of the areas affected. Describe the work and we will recommend one.

Does asbestos always have to come out?

Not necessarily. If it’s in good condition and nobody will disturb it, leaving it in place and checking it can be the safer choice.

Is asbestos dangerous?

Asbestos fibres can cause serious lung diseases years after exposure. The risk comes mainly from disturbing materials that contain it, which is why identifying it first matters.

  • Nothing removed blind: unknown materials are tested first
  • Done to the regulations: HSE guidance and CAR 2012
  • Written paperwork: reports, results and waste consignment notes
  • Waste sealed and labelled, then taken to a permitted site
