Artex removal for Bellfields

Artex removal near Bellfields

Many Artex ceilings contain no asbestos at all. A small sample tells you which you have, so work can go ahead normally if it’s negative. Typical jobs include coatings damaged by DIY and extensions that cut into ceilings, including swirl patterns, stipple finishes and Artex ceilings.

Homes in areas like Bellfields may have textured ceilings in several rooms, so each type needs testing. Nothing is added to the job that you do not need, and we’ll say when the right answer is to leave something alone.

Typical Artex jobs in Bellfields

Many electricians and plasterers ask for a test result before working on textured ceilings.

In older properties, we often see:

  • Coatings scraped during DIY
  • Extensions that cut into ceilings
  • Textured walls before a refit
  • Flaking textured ceilings

For a school such as Pond Meadow School, the duty holder’s records should show any coatings, before decorators start.

What to look for in a quote

  • How the work will be done, and the controls used
  • Whether the work is licensed, notifiable non-licensed or non-licensed

Duty holders and landlords in Bellfields

Void periods are a good time for asbestos work, while the property is empty.

If your business premises in Bellfields were built before 2000, you are likely to need an asbestos register and a management plan, and contractors must be told what’s there.

Weighing up your options

Helpful guides

Can I do it myself?

HSE advises the public not to repair or remove asbestos themselves. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

With a professional job, you get a record: results, a report or a consignment note, which buyers and builders may ask for.

What it costs

The price of Artex removal depends mainly on:

  • How many samples are needed
  • The type of material and its condition
  • How easy it is to reach
  • Waste quantity and disposal

Doing several things in one visit can help, for example testing several materials, or removing a garage roof and a flue at the same time.

What to photograph

Helpful photos:

  • A close-up from a safe distance
  • Damaged areas
  • The route in: gates, steps, stairs or the loft hatch
  • Street parking nearby

Bellfields: your questions answered

Could my house in Bellfields contain asbestos?

Older homes can, if they date from before 2000. A sample test is the only reliable answer. Garage roofs, Artex, floor tiles, soffits and flues are typical examples.

Is the Artex in my Bellfields home asbestos?

Some older coatings do, and many don’t. Only a test will tell you.

Should all asbestos be removed?

Not always. If it’s in good condition and nobody will disturb it, leaving it in place and checking it can be the safer choice.

What if my house is newer?

Homes built after 2000 shouldn’t contain asbestos, as it was banned in 1999, though older parts, reused materials or earlier outbuildings can.

Is Artex removal licensed work?

HSE’s code of practice says it will not normally be licensable. Larger steam or gel jobs must be notified first.

Do you work on commercial premises?

We do. Tell us the size and use of the building and what you need.

I think I’ve damaged asbestos. What now?

Stop work, leave the area and do not try to clean up. Then ask for advice.

How dangerous is asbestos?

Asbestos is a hazard when its fibres get into the air. Diseases linked to it, such as mesothelioma and asbestosis, can appear many years later, which is why it’s identified before work.

  • Nothing removed blind: unknown materials are tested first
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Paperwork for your records: reports, lab results and consignment notes
  • Waste sealed and labelled, then taken to a permitted site
