Asbestos testing for Bellfields

Asbestos testing in Bellfields

Under the Control of Asbestos Regulations 2012, anyone analysing samples to identify asbestos must be accredited to ISO/IEC 17025. We use an accredited laboratory for every sample. People often contact us about garage roofs before replacement and checks before maintenance in rented homes, including floor tiles, garage roof sheets and soffit boards.

In places like Bellfields, we are often asked to test garage and shed roofs, as well as ceilings and floors in the house. Work is planned to the Control of Asbestos Regulations 2012 and HSE guidance, whatever the size of the job.

Materials we deal with

Floor tiles and adhesive

Tiles are often found under newer floors; test before lifting them.

Roof felt and mastics

We can test felt before a flat roof is replaced.

What we do and do not cover

To be clear about the scope:

  • Photos can’t confirm asbestos; only a lab can
  • Identifying the material is the first step; removal is planned separately
  • Clearance air testing after licensed work is done by an independent UKAS-accredited analyst

If you are unsure, describe the job and send photos, and we’ll advise.

Materials we see

  • Soffit boards
  • Flue pipes
  • Floor tiles
  • Bitumen adhesive
  • Pipe lagging
  • Water tanks
  • Garage roof sheets
  • Panels behind heaters
  • Roof felt
  • Artex and textured ceilings

DIY and asbestos

HSE advises the public not to repair or remove asbestos themselves. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

If you do find something during DIY, stop: leave the area, do not clean it up, and ask for advice.

After we have finished in Bellfields

If asbestos is found, we’ll explain your options: it may be left, covered or removed, depending on your plans.

Staying safe afterwards:

  • Make the area easy to reach
  • Leave the material undisturbed until we have sampled it
  • Tell us what work you are planning
  • Ask us if you are unsure whether you need a test or a survey

What to avoid

Photos are helpful, as long as you do not disturb anything.

Test before booking the builders, so you can plan properly.

Weighing up your options

No one can confirm asbestos from a photo. Photos help us plan, but the lab gives the answer. Dealing with asbestos before building work is normally cheaper than finding it mid-job, when everything has to stop.

Why us?

  • Paperwork you can show your buyer, landlord or builder
  • Management, refurbishment and demolition, and pre-purchase surveys
  • Recommendations in plain English
  • Domestic and commercial work

What happens

We use the right protective equipment and keep people away while sampling, however small the job. It helps if we can park nearby.

  1. Get in touch with photos
  2. We confirm a test is the right choice, rather than a survey
  3. We visit and take the samples
  4. The lab tests the samples
  5. You get the result with advice on next steps

How to prepare

  • Warn neighbours if needed
  • Keep the area clear of children and pets
  • Move things out of the way carefully

Helpful guides

Why people call us in Bellfields

Textured coatings, floor tiles, cement sheets and boards can all look the same with or without asbestos, so appearance and age are not enough.

If any of these sound familiar, it’s worth getting advice:

  • Artex ceilings before plastering, sanding or drilling
  • Lab results for contractors before they start
  • Soffits and porch canopies before replacement
  • Garage and shed roofs before removal or repair

For older homes anywhere in Bellfields, from near St Peter's Church outwards, a quick test before work is sensible.

Questions to ask before you book

  • The number of samples
  • Survey methods in line with HSG264
  • Insurance appropriate to asbestos work
  • Areas included and excluded

Questions from Bellfields

Do older homes in Bellfields have asbestos?

Any home in Bellfields built or refurbished before 2000 can contain asbestos, but you can’t tell by looking. Common places include garage roofs, textured ceilings, floor tiles, soffits and flues.

Do you work on properties in the Surrey Hills National Landscape?

Yes. The asbestos rules are the same in protected landscapes, though access to rural buildings may need planning.

How quickly can you come out?

That depends on the work and current bookings. You’ll get available dates with the quote, and notifiable work needs notifying before it starts.

Do I need to be at home?

Someone has to let us into all the areas in the job.

How do I know if my property contains asbestos?

Looking won’t tell you. Laboratory analysis of a sample gives the answer, especially in buildings from before 2000.

Do you do air testing?

Air testing is a different job from material testing, and not one we do: clearance testing after licensed removal is carried out by an independent UKAS-accredited analyst. Ask and we will explain.

Does asbestos always have to come out?

Not necessarily. If it’s in good condition and nobody will disturb it, leaving it in place and checking it can be the safer choice.

When will I get the result?

It depends on the laboratory’s workload. We’ll give you an idea when we book.

Duty holders and landlords in Bellfields

Community buildings count as non-domestic premises, so the duty to manage applies.

Landlords of single homes don’t have the same duty to manage as non-domestic duty holders, but contractors still need to know about asbestos before they work.

  • Identify it first: we test or survey before planning removal
  • Planned to HSE guidance and the Control of Asbestos Regulations 2012
  • Written paperwork: reports, results and waste consignment notes
  • Waste sealed and labelled, then taken to a permitted site
