About our artex removal in Fant

Planning a renovation in Fant with textured ceilings? Test them before rewiring, fitting downlights or plastering. We often deal with textured walls, coated ceiling roses and Artex ceilings, and people normally contact us about structural work through coated ceilings and coatings damaged by leaks.

In a smaller place like Fant, textured ceilings often show up when people renovate older family homes, and testing comes first. If you are unsure what you need, ask: we’ll recommend a test, a survey or removal, whichever fits.

What happens

If we are taking the boards down instead, they’re removed whole where possible and bagged or wrapped. Unexpected finds are discussed with you first before carrying on.

  1. Let us know which rooms have textured coatings
  2. We sample each different coating for testing
  3. We go through the options and send a quote
  4. The room is sealed, and the coating removed wet or the boards taken down
  5. We clean up and send the waste paperwork

Getting ready

  • Clear access to the area, loft or garage
  • Find any old asbestos reports
  • Let neighbours know if the work is near them

What it might be made of

Painted coatings

Paint often hides the coating, which does not change what’s underneath.

Ceiling roses and cornices

They’re included in the test if they’re coated.

Afterwards

The ceiling or wall is left ready for your plasterer.

To avoid problems in future:

  • Line up the plasterer for afterwards
  • Tell us which rooms and roughly how big they are
  • Clear the rooms before the work
  • Test every different coating

Avoid these

Don’t use a steamer or chemical stripper on an untested coating.

If a coating has been damaged by a leak, keep people away from fallen pieces and ask for advice.

FAQs for Fant

Do textured ceilings in Fant homes contain asbestos?

Some older coatings do, and many do not. Testing a sample is the only way to know.

Can you deal with asbestos on rural buildings in the Kent Downs National Landscape?

Yes, the same rules apply there, but access to farm and rural buildings can take planning.

Do you give written quotes?

Every time: you get the scope and price in writing, and whether VAT is included.

What does it cost to remove Artex?

It depends on the area, the method and the waste, so we quote after testing.

Can you come if the asbestos is damaged?

Make the area safe first: close it off and do not clean it up yourself. Then contact us for advice on the next step.

Is Artex removal licensed work?

Normally not: HSE’s code of practice says textured coating work is not normally licensable, but larger-scale steam or gel removal must be notified first.

Do you work in Fant?

Yes. We cover Fant and the surrounding area as part of Kent. Tell us the postcode and what you need.

Can you advise before I buy a property?

Of course. A pre-purchase survey, arranged with the seller’s permission, shows what asbestos is there before you exchange.

Which option is right?

Test, leave, cover or remove? If it’s intact and no work will go through it, leaving or covering can make sense; for smooth ceilings or work through the ceiling, removal is typically best. Grouping jobs together can keep costs down, such as testing several materials at once.

For landlords, agents and businesses

Void periods are a good time for asbestos work, when rooms are empty and work can be done without disruption.

If you manage or own a block in Fant, the register for shared areas needs keeping current and sharing with trades, and condition checked regularly.

How we price Artex removal

When we quote, we look at:

  • How much waste there is
  • The type of material and its condition
  • Travel and parking
  • The quantity or area

Compare what each quote includes, not just the total: scope, method, waste disposal and paperwork.

What to photograph

Photos often save us a visit:

  • A close-up from a safe distance
  • A picture of the whole area
  • Labels, if any
  • The parking area

Unsure whether you need a test, a survey or removal? Send photos through our quote form, or phone 07833 053 749, and we’ll advise.

Should you do it yourself?

Power tools, sanding and jet-washing release the most fibres, so avoid them completely.

Never put asbestos in a bin or skip. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.

  • Survey or test first when it isn’t clear what a material is
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Paperwork for your records: reports, lab results and consignment notes
  • Waste sealed and labelled, then taken to a permitted site
