Artex removal in North Oxford

Artex removal in North Oxford

Sometimes it’s simpler to take the ceiling boards down whole than to strip the coating. We’ll explain which suits your rooms. We often deal with swirl patterns, stipple finishes and coated ceiling roses, and typical jobs are ceilings before skimming and structural work through coated ceilings.

In North Oxford, textured coatings are often in several rooms, so test each different coating. Every quote is in writing and spells out what’s covered, so there are no surprises.

Questions from North Oxford

Is asbestos common in North Oxford homes?

It depends on its age and history: asbestos was used until the 1999 ban, so older homes and older alterations in North Oxford can contain it. Common places include garage roofs, textured ceilings, floor tiles, soffits and flues.

Do you work near Oxford station?

Yes, we cover North Oxford and the area towards Oxford station, about 1.4 miles south.

Should I take the ceiling down instead?

Both are options: it depends on the room and the condition of the ceiling. We will advise room by room.

My builder has found asbestos. What now?

Stop work in that area and keep people out, then have the material identified before anything else happens.

How do I get a quote?

Call 07833 053 749 or use our quote form. Tell us the postcode, what the material is and where, and send photos if you can.

How do I know if my property contains asbestos?

You can’t tell by eye. Laboratory analysis of a sample gives the answer, especially in buildings from before 2000.

Do I get anything in writing afterwards?

Depending on the job, a report, results or a consignment note.

Do I need to move out during Artex removal?

The work room is sealed and kept clear. You may be able to use the rest of the house.

Limits to be aware of

Every job has limits; these are the usual ones:

  • Larger-scale steam or gel removal must be notified before it starts, which affects the start date
  • Other materials may need their own approach

If in doubt, ask: we’ll recommend a test, a survey or removal.

How we price Artex removal

What drives the price:

  • The quantity or area
  • Disposal costs
  • Location, parking and any London charges
  • How many samples are needed

Very low prices can mean corners are being cut: controls, protective equipment, laboratory fees and legal disposal all cost money.

Sending photos

When you send photos, these help most:

  • A clear close-up
  • Labels, if any
  • How we’d reach it
  • Cracks or breaks

Not sure what you need? Use our quote form or call 07833 053 749 and describe the problem, and we will advise.

Materials we deal with

Artex ceilings

Patterned ceilings are the classic example.

Painted coatings

Many coatings have been painted over, but the coating underneath is the same.

Afterwards

If you’ve covered a coating rather than removed it, record where it is.

Staying safe afterwards:

  • Book your plasterer after removal
  • Keep the results and paperwork
  • Photos help us quote
  • Clear the rooms before the work

Things not to do

Don’t use a steamer or chemical stripper on an untested coating.

Never sand or dry-scrape Artex before testing.

Can I do it myself?

Home testing kits exist, but you have to disturb the material to use one. HSE advises that samples are best taken by a competent person.

Working on a fragile asbestos cement roof is dangerous in itself, quite apart from the asbestos, so stay off it.
