Asbestos help in Viables

Artex removal in Viables

Many Artex ceilings contain no asbestos at all. Testing a sample tells you, so your plasterer can carry on if it’s clear. From extensions that cut into ceilings and coatings already disturbed, we deal with coated ceiling roses, Artex ceilings and coated plasterboard.

In Viables, textured coatings are often in several rooms, so each type needs testing. Every quote is in writing and spells out what’s covered, so there are no surprises.

What’s in and what’s out:

FAQs for Viables

Do you cover Viables and the area around Basingstoke station?

Yes, we cover Viables and the area towards Basingstoke station, about 1.3 miles north.

Do textured ceilings in Viables homes contain asbestos?

Some may, but many coatings don’t contain asbestos. Testing a sample is the only way to know.

How can I get a price?

Send us the details: the postcode, what you’ve found and where it is, with photos if possible. To do that, ring 07833 053 749, or send the details through our contact page.

Do you work in flats?

Yes. For shared areas, the managing agent or freeholder holds the asbestos information.

Can you come if the asbestos is damaged?

Make the area safe first: shut the door if you can and don’t sweep it up. Then get in touch and we’ll advise.

Is asbestos dangerous?

It can be, if fibres are released and breathed in. The related diseases often take decades to develop, which is why it’s identified before work.

What’s the difference between a test and a survey?

A test answers the question for the materials sampled; a survey looks at everything in scope, including things you hadn’t spotted.

Is it better to remove the coating or the ceiling?

It depends on the room and the condition of the ceiling. We’ll explain the options.

Step by step

The coating is softened with water, steam or gel and removed with hand tools, never sanded or scraped dry. Our team uses the right protective equipment, and keeps dust to a minimum.

  1. Tell us which rooms and surfaces, and roughly how big they are
  2. We sample the coating first
  3. We plan the method and quote
  4. We seal the room and remove the coating with wet methods
  5. We clean up and dispose of the waste legally

Preparing for the visit

  • Warn neighbours if needed
  • Keep away from the material in the meantime

How we price Artex removal

When we quote, we look at:

  • How much there is
  • The number of samples or the size of the building
  • How easy it is to reach
  • Travel and parking

Sometimes a test shows removal is not needed, if the material turns out not to contain asbestos.

Photos that help

Photos help us understand the job before we visit. Take them without disturbing anything:

  • Approximate dimensions
  • Cracks or breaks
  • An overall view
  • A close-up from a safe distance

Photos taken from a safe distance are fine: send them through our contact page.

After the job

We clean the room and dispose of the waste legally, and you get the paperwork.

Staying safe afterwards:

  • Empty the rooms in advance
  • Keep pets out of the work area
  • Book your plasterer after removal
  • Tell us which rooms and roughly how big they are

Things not to do

Don’t sand, scrape dry or wire-brush a textured coating before it’s been tested.

Don’t use a steamer or chemical stripper on an untested coating.

Materials, one by one

Artex ceilings

Swirl, stipple and other patterns on ceilings are the most common textured coatings.

Patched areas

Patches may be newer material.

Doing it yourself?

HSE’s advice to the public is not to try to repair or remove asbestos yourself. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

Power tools, sanding and jet-washing release the most fibres, so avoid them completely.

Landlords, managing agents and employers

Between tenancies is a good time to deal with asbestos, while the property is empty.

Duty holders for workplaces and the shared parts of flats in Viables must manage asbestos under the Control of Asbestos Regulations 2012. That means finding it, assessing it, recording it and planning how to manage it.

  • Survey or test first when it isn’t clear what a material is
  • Done to the regulations: HSE guidance and CAR 2012
  • Paperwork for your records: reports, lab results and consignment notes
  • Legal disposal at a permitted site, with a consignment note
