Asbestos removal for Regents Park properties

Much of the asbestos found in homes is asbestos cement, textured coating or floor tiles. HSE treats work on these as non-licensed or notifiable non-licensed in most cases, but it still needs the right controls. Whether it’s asbestos found during building work and asbestos garages, we cover cement soffits, gutters and downpipes and water tanks.

Properties in areas like Regents Park with larger plots may have several outbuildings with cement roofs, which can often be dealt with together. Every quote is in writing and spells out what’s covered, so you know where you stand.

Which option is right?

DIY removal might look cheaper, but HSE’s advice to the public is not to try to remove asbestos yourself, and disposal still has to be done properly. A test can sometimes save the cost of removal altogether, because the material is clear.

What we deal with in Regents Park

Until 1999, asbestos went into many building products, so buildings across Southampton built or refurbished before 2000 can contain it.

Buildings from before 2000 can hide asbestos in many places. Typical situations are:

  • Broken sheets in gardens
  • Artex before plastering
  • Sheds, outbuildings and lean-tos
  • Flue pipes, gutters and downpipes

For properties on main roads such as the A33 and A3057, we plan parking and loading in advance.

What to look for in a quote

  • Suitable insurance for the work
  • What exactly is included: the areas, materials or samples
  • How the work will be done, and the controls used
  • What category of work it is

Read the checklist

The scope of asbestos removal

Some limits to bear in mind:

  • Bad weather can affect outdoor removal
  • Some jobs must be notified first, so the timing needs planning
  • Unidentified materials are tested before removal is planned

If in doubt, ask: we will recommend a test, a survey or removal before booking.

More about this service

For landlords, agents and businesses

The duty to manage applies to non-domestic premises and common parts, not to single private homes, but contractors still need to know about asbestos before they work.

Contractors working for you need asbestos information before they start. HSE regularly reminds owners and trades of it.

Looking after things afterwards

Making good, such as a new roof or ceiling, is usually a separate job, so plan it in advance.

Once we’re done:

  • Let us know where we can park
  • Tell neighbours if the work is close to their property
  • Book the replacement before removal
  • Clear the area around the work, without disturbing the asbestos

Avoid these

Do not start building work before asbestos the work will disturb has been dealt with.

Do not sweep, vacuum or brush up broken asbestos debris; keep people away and ask for advice.

Regents Park questions

Do older homes in Regents Park have asbestos?

Homes built or refitted before 2000 can. A sample test is the only reliable answer. Common places include garage roofs, textured ceilings, floor tiles, soffits and flues.

Do you work near Millbrook (Hants) station?

Yes. Millbrook (Hants) station is about 0.6 miles south-east of Regents Park, and we cover both.

Can you come if the asbestos is damaged?

Keep people away from damaged material and do not clean it up yourself. Then contact us and we will advise on the next step.

Can I stay at home during removal?

For outdoor jobs, you can usually stay put. Indoor work areas are kept closed off until finished.

When can you start?

We agree a date when you accept the quote. Some work has to be notified to the enforcing authority first, which affects timing.

Do you work on commercial premises?

We do. Tell us the size and use of the building and what you need, and any existing asbestos register.

What if the weather’s bad?

Indoor jobs go ahead in any weather. Outdoor roof work can be delayed by strong wind or heavy rain.

What if asbestos is found during building work?

Stop work in that area and keep people out, then have the material identified before anything else happens.

The process

Materials are released carefully and removed whole where possible, never broken up, dropped or cut with power tools. Before we start, we walk through the job with you and answer any questions. Late-December sunset in Regents Park is about 4:00pm, so outdoor jobs start early.

  1. Tell us what needs removing and send photos
  2. We test the material if needed
  3. We plan the job and send a written quote
  4. We remove the material with controls to keep fibres down
  5. The area is cleaned and the waste goes to a permitted site, with paperwork

How to prepare

  • Keep the area clear of children and pets
  • Warn neighbours if needed
  • Do not disturb the material before we get there

Helpful guides

Should you do it yourself?

HSE’s advice to the public is not to try to repair or remove asbestos yourself. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

If you do find something during DIY, stop: keep people away, do not sweep or vacuum it up, and get advice.

  • Nothing removed blind: unknown materials are tested first
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Written paperwork: reports, results and waste consignment notes
  • Legal disposal at a permitted site, with a consignment note
