Our asbestos testing in SO15

Before small jobs in SO15, people often test first: replacing a ceiling, lifting a floor, taking down a garage roof or fitting new soffits. Typical materials include garage roof sheets, soffit boards and textured ceilings, and typical jobs are old floor tiles before a new floor goes down and single materials in rented homes between tenancies.

Sampling a typical material takes a short time once we are set up.

  1. Tell us what the material is, where it is, and send a picture if you can
  2. We agree how many samples are needed and send a quote
  3. Each sample is taken carefully and sealed
  4. An accredited laboratory carries out the analysis
  5. You get the written result, and we explain what it means

Shirley: If the property is on or near the A3057, tell us about parking, as stopping on main roads can be restricted. If you work at a school like Wordsworth Primary School, ask the duty holder about the asbestos register.

What we deal with in SO15

Builders and plasterers increasingly ask for a test result before starting work on older surfaces, and a written lab result gives them what they need.

If any of these sound familiar, it’s worth getting advice:

  • Single materials in rented homes between tenancies
  • Artex before downlights or rewiring
  • Answers trades need before starting
  • Soffits and porch canopies before replacement

How we price asbestos testing

What changes the cost:

  • Access: height, lofts, steps and space
  • The size of the job
  • How many different materials need sampling
  • Material and condition

We do not publish a price list, because jobs vary so much. Our guides list published price ranges from other companies, with sources.

Photos that help

Photo tips:

  • A clear close-up
  • A picture of the whole area
  • The route in: gates, steps, stairs or the loft hatch
  • The parking area

You will get a written quote. Just fill in the enquiry form or give us a call on 07833 053 749 with the details, including any survey or test you already have.

Doing it yourself?

HSE advises the public not to repair or remove asbestos themselves. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

Working on a fragile asbestos cement roof is dangerous in itself, as well as an asbestos risk, so stay off it.

What we do and do not cover

A few things to be aware of:

  • We cannot confirm asbestos from a picture; only a lab can
  • A result tells you what the material is, not how to remove it
  • If the material is in a hard-to-reach place, access may need planning

For businesses and landlords in SO15

Void periods are a good time for asbestos work, while the property is empty.

If you are responsible for a non-domestic building or the common parts of flats in SO15, you have a duty to manage asbestos under regulation 4 of the Control of Asbestos Regulations 2012. That means finding it, assessing it, recording it and planning how to manage it.

SO15 questions

Should all asbestos be removed?

Not always. Sound material that won’t be touched can often stay, as long as it’s recorded.

Can you advise before I buy a property?

Yes, a pre-purchase survey can help, as long as the seller agrees.

Do I need more than one sample?

Normally one per material, sometimes more. We’ll recommend a number once we know more.

Is damaged asbestos an emergency?

First, keep everyone away and do not clean it up. Then contact us and we will advise on the next step.

Do you work in flats?

Yes, of course. For shared areas, ask the managing agent about the asbestos register.

Can you test the air for asbestos?

Air testing for clearance is done by an independent UKAS-accredited analyst. We’ll tell you whether you need it.

When can you start?

Dates are agreed once the quote is accepted. Notifiable jobs cannot start until they’ve been notified.

  • Nothing removed blind: unknown materials are tested first
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Everything in writing: quotes, reports, results and waste notes
  • Legal disposal at a permitted site, with a consignment note
