Weighing up your options

Some people skip the survey and hope for the best. If asbestos is then found mid-job, work stops, costs rise and people may have been exposed, so surveying first is usually cheaper in the end. Access makes a big difference to cost, so tell us about access.

Asbestos survey for East Studdal properties

If a building in East Studdal dates from before 2000, or was refurbished before then, it may contain asbestos. A survey is the way to find out: a surveyor inspects the building, takes small samples of suspect materials and records the results in a report. Whether it’s contractors’ requests for an asbestos report and purchases of older homes and buildings, we deal with garage roofs, textured ceilings and flues and more.

Village properties around East Studdal often come with outbuildings, which a survey can include, since cement sheeting was common on outbuildings. Not sure what you need? Just ask: we will tell you honestly whether it’s a test, a survey or removal.

How to choose an asbestos contractor

Step by step

Samples are bagged, labelled and logged against their location, then sent to an accredited laboratory. Before we leave, we explain what we did and what comes next.

  1. Describe the property, its age and the work you have in mind
  2. We recommend a survey type and quote for the agreed scope
  3. Our surveyor inspects and takes small samples of suspect materials
  4. Samples go to an accredited laboratory for analysis
  5. The report comes to you, and we explain anything that isn’t clear

How to prepare

  • Find any old asbestos reports
  • Clear belongings, but leave the material alone
  • Warn neighbours if needed

Landlords, managing agents and employers

Before maintenance in a rented home, agents may ask about asbestos. A test or survey gives a definite answer.

For managing agents and freeholders in East Studdal, the register for shared areas needs keeping current and sharing with trades, and condition checked regularly.

Prices and what affects them

What drives the price:

  • How big the building is
  • How much sampling is needed
  • Parking and access charges
  • Roof spaces and outbuildings in scope

We don’t publish a price list, because jobs vary so much. Our cost guides show published ranges, with dates and sources.

Sending photos

What to photograph:

  • Damaged areas
  • A rough size or measurement
  • The route in: gates, steps, stairs or the loft hatch
  • Any labels or markings, if you can see them safely

For a quote, use our quote form or call 07833 053 749. Tell us the postcode, what the material is and where, and send photos if you can.

Can I do it myself?

Never put asbestos in a bin or skip. It must go to a permitted site; check with your council about small amounts.

DIY sampling means disturbing the material yourself. HSE recommends a competent person takes samples.

Materials we deal with

Asbestos cement

Asbestos cement was used for garage and shed roofs, gutters, downpipes, flues, soffits and water tanks. It contains a relatively low proportion of fibres bound in cement, but it releases fibres when broken, cut or abraded.

Textured coatings

Older textured ceilings can contain asbestos. Left alone they’re low risk; sanding or dry scraping is the problem.

After we have finished in East Studdal

After the survey you get a written report: what was found, where, the laboratory results, the condition of each material and our recommendations.

Staying safe afterwards:

  • Book the survey before booking builders
  • Keep pets and children out of the way on the day
  • Ensure we can get into the loft, garage and cupboards
  • Describe the work you’re planning, so the survey covers the right areas

Don’ts

If a material is damaged before the survey, keep people away from it and tell us, rather than cleaning it up.

If something has been damaged already, close the area off and let us know.

Questions from East Studdal

Do you cover East Studdal from London?

East Studdal is about 64 miles from central London, well within our area.

Do you cover small places like East Studdal?

Yes. We cover villages and hamlets as well as towns. Just tell us how to reach the property.

Can you advise before I buy a property?

Of course. With the seller’s agreement, a pre-purchase survey tells you what’s there before you commit.

How dangerous is asbestos?

Asbestos is a hazard when its fibres get into the air. Diseases linked to it, such as mesothelioma and asbestosis, can appear many years later, which is why it’s identified before work.

What does licensed work mean?

It covers the higher-risk materials: lagging, sprayed coatings and most asbestos insulating board. Only a contractor holding an HSE licence can do it.

What paperwork will I get?

It depends on what we do: a report for a survey, a lab result for a test, or waste paperwork for removal.

Do I need a test or a survey?

Testing tells you about particular materials; a survey looks at everything in scope, including things you hadn’t spotted.

Do you give written quotes?

Every time: the quote is in writing and sets out what’s included, and whether VAT is included.

  • Survey or test first when it isn’t clear what a material is
  • Work planned to the Control of Asbestos Regulations 2012 and HSE guidance
  • Everything in writing: quotes, reports, results and waste notes
  • Waste sealed and labelled, then taken to a permitted site
