Which option is right?
A building survey for a purchase is not the same as an asbestos survey. It might mention possible asbestos without testing anything, which is where a pre-purchase asbestos survey comes in. We do not publish a price list, because jobs vary so much. Our cost guides show published ranges, with dates and sources.

Asbestos survey in London Fields
What you are planning in London Fields decides the survey: managing the building, refurbishing it, knocking it down or buying it. We will match the survey to the plan. Typical materials include textured ceilings, flues and boiler cupboard panels, and people typically contact us about checks on rental property and schools, halls and community buildings.
Properties in places like London Fields have often been refitted and extended over the decades, so we look at every alteration, not just the original building. We explain what we find in plain English, including when leaving a material alone is the sensible choice.

London Fields questions
Is asbestos common in London Fields homes?
Homes built or refitted before 2000 can. The only way to know is to test suspect materials. Garage roofs, Artex, floor tiles, soffits and flues are typical examples.
Do you work near London Fields station?
Yes. London Fields station is close to the centre of London Fields, and we cover the whole area.
Do you work on commercial premises?
We do, alongside homes. Non-domestic premises have a duty holder who should hold an asbestos register.
Is a home built after 2000 likely to contain asbestos?
Buildings from after 2000 shouldn’t, because of the 1999 ban, although older materials can sometimes be reused or left in extensions.
Does asbestos always have to come out?
Not always: sound material that will not be disturbed can often stay. It should be recorded and checked.
Do I need an asbestos survey before renovating?
Yes, for the areas being worked on: HSE’s guidance calls for a refurbishment and demolition survey before the work starts.
Which asbestos work needs a licence?
Higher-risk materials need an HSE-licensed contractor. Cement and textured coatings typically are not licensed.
What does the survey report include?
The materials found, their locations, the laboratory results, their condition, photographs and recommendations. Areas not accessed are listed too.

For managing agents and freeholders in London Fields, the asbestos register for common parts should be kept up to date and shared with contractors, and condition checked regularly.
What it might be made of
Textured coatings
Textured coatings such as Artex were used on ceilings and walls, and older ones can contain a small amount of asbestos. They’re low risk left alone, but shouldn’t be sanded or scraped dry.
Roofing felt and bitumen
Some older roofing felts, bitumen products and mastics contain asbestos, typically bound in the bitumen.
What’s included, and what is not
To be clear about the scope:
- The report describes the building when surveyed; condition can change, so recheck it
- A refurbishment and demolition survey needs the areas to be empty, so plan it around the building’s use
- Areas we can’t safely reach are listed in the report, and must be treated as containing asbestos until checked
If in doubt, ask: we will recommend a test, a survey or removal before booking.

- Roofing felt and bitumen
- Garage and shed roofs
- Ceiling tiles
- Water tanks and flues

Typical surveys in London Fields
Asbestos was used in British buildings for much of the 20th century, until it was fully banned in 1999. So buildings across Greater London can contain it in roofs, soffits, ceilings, floors and boiler cupboards.
Asbestos can be in a lot of places in buildings from before 2000. Common situations include:
- Checks on rental property
- Pre-purchase checks on older properties
- Pre-work surveys for trades
- Community buildings and halls
If you have an older property in London Fields, near Church of St Michael and All Angels or anywhere else, the rooms being worked on need surveying before the builders arrive.

Doing it yourself?
HSE’s advice to the public is not to try to repair or remove asbestos yourself. Licensed materials are strictly for licensed contractors.
Never put asbestos in a bin or skip. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.
- Nothing removed blind: unknown materials are tested first
- Done to the regulations: HSE guidance and CAR 2012
- Written paperwork: reports, results and waste consignment notes
- Legal disposal at a permitted site, with a consignment note
