What it might be made of
Textured coatings
Artex and similar coatings are a frequent request. Some contain a small amount of asbestos.
Floor tiles and adhesive
You may find tiles under carpet or laminate; test them before they come up.
How asbestos testing works in London Fields
We take each sample with controls to keep dust down: the material is damped, a small piece removed, sealed in a bag and the sample point sealed. That is safer than breaking off a piece yourself. Whether it’s floor tiles and black adhesive and one-off checks in rented property, we cover floor tiles, panels behind heaters and flue pipes.
Properties in London Fields may have layers of past work, so a material that looks modern can sit on top of something older. We explain what we find in plain English, including when it’s better to leave a material in place.

Where asbestos turns up
Builders and plasterers increasingly ask for a test result before starting work on older surfaces, and a lab result is what they’re after.
In older properties, we often see:
- Single materials in rented homes between tenancies
- Corrugated roof sheets
- Boards and panels before a kitchen or bathroom refit
- Answers trades need before starting
If the property is on or near the A1207, tell us about parking, as stopping on main roads can be restricted.
Questions to ask before booking
- The scope, in writing
- VAT, clearly stated
- How many samples are included
- The survey type, as defined in HSG264
London Fields questions
Is asbestos common in London Fields homes?
Older homes can, if they date from before 2000. The only way to know is to test suspect materials. Look at garage roofs, textured ceilings, old floor tiles, soffits and flues.
Can you work in London Fields with London’s parking rules?
We do. Tell us about parking, permits and access so we can plan.
What’s the difference between a test and a survey?
Testing tells you about particular materials; a survey looks at everything in scope, including things you hadn’t spotted.
Do you give written quotes?
Every time: you get the scope and price in writing, and whether VAT is included.
Could my home contain asbestos?
You cannot tell by eye. A sample analysed in a laboratory is the reliable way to find out, and anything from before 2000 is worth checking.
Do you work on commercial premises?
We do. Send us the details of the premises, and any existing asbestos register.
I think I’ve damaged asbestos. What now?
Get everyone out of the area and keep it closed. Avoid sweeping, vacuuming or dusting, and ask for advice; your GP can advise if you are worried about your health.
Does asbestos always have to come out?
No. Material in good condition that will not be disturbed can often be left and managed. It should be recorded and checked.
Should you do it yourself?
Never put asbestos in a bin or skip. It has to go to a site that accepts it, and some councils accept small amounts from residents by arrangement.
HSE advises the public not to repair or remove asbestos themselves. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.
The scope of asbestos testing
Some limits to bear in mind:
- Clearance air testing after licensed work is done by an independent UKAS-accredited analyst
- A result tells you what the material is, not how to remove it
- A test only covers the materials sampled, so bigger work needs a survey
If you are unsure, describe the job and send photos, and we’ll advise before booking.
