For businesses and landlords in North Stoke

If you run a business from older premises in North Stoke, you should have an asbestos register and management plan, and you must tell contractors what’s there.

The duty to manage applies to non-domestic premises and common parts, not to single private homes, but anyone working on the property still needs to know about asbestos.

Asbestos survey in North Stoke

If you are buying a home or building in North Stoke from before 2000, a pre-purchase survey shows what asbestos is present, and its condition, before you commit, so you can plan renovations with your eyes open. Whether it’s pre-work surveys for trades and community buildings and halls, we deal with textured ceilings, soffits and garage roofs.

Village houses like those in North Stoke have often been extended and altered over time, so a refurbishment survey before work checks every part being touched. Our quotes are written and say what’s included, so you know where you stand.

What affects the price in North Stoke

What drives the price:

  • Lofts, voids and outbuildings to include
  • The quantity or area
  • How many samples are needed
  • Travel and parking

The cost of an asbestos survey depends on the job: the materials, the amount, access and what paperwork is needed. We quote each job individually.

Photos that help

Good photos help us plan and quote. Take them from a safe distance without touching the material:

  • An idea of size
  • Cracks or breaks
  • Visible markings
  • The parking area

Tell us about the material, its location and your plans. Then send photos through our quote form, or phone 07833 053 749.

Limits to be aware of

Before you book, note that:

  • A survey reflects the building on the day; condition can change, so recheck it
  • The survey tells you what’s there; removal is a separate job, though we can quote for that too
  • The rooms in a refurbishment survey need to be cleared, so plan it around the building’s use

If in doubt, ask: we’ll recommend a test, a survey or removal.

More about this service

How it works

In a refurbishment and demolition survey, we open up the fabric of the building: we look behind panels, under floors and above ceilings in the areas being worked on, so the rooms must be cleared. At the end, we tell you what was done and what happens next.

  1. Describe the property, its age and the work you have in mind
  2. We set out the survey type, the areas covered and the price in writing
  3. On the agreed day, the surveyor inspects, photographs and samples
  4. The samples are analysed by an accredited laboratory
  5. We send the report and explain the findings

Preparing for the visit

  • Leave the suspect material alone until we arrive
  • Keep the area clear of children and pets
  • Mention any damage before we arrive

Materials we deal with

Insulating board

Insulating board can look like ordinary plasterboard or cement board, which is why sampling matters.

Floor tiles and adhesive

Older floor tiles and the black glue under them may contain asbestos. They’re often found under carpet or laminate.

Can I do it myself?

Home testing kits exist, but you have to disturb the material to use one. HSE advises that samples are best taken by a competent person.

Working on a fragile asbestos cement roof is dangerous in itself, quite apart from the asbestos, so never climb onto one.

What happens next

If the survey finds asbestos in good condition, it can often be left and managed. The report says what should be checked, and how often it might need looking at again.

Keeping things safe:

  • Let us know about locked rooms or unsafe areas
  • Have any old surveys or plans ready
  • In a block of flats, ask for the register of the shared areas
  • Clear access to lofts, garages, cupboards and outbuildings

Things not to do

Until the survey is done, do not drill, sand, cut or break suspect materials, and keep trades away from them.

Tell the surveyor everything you are planning, so nothing in the work area is left out of scope.

North Stoke: your questions answered

How far is North Stoke from London?

We cover North Stoke, about 44 miles from central London.

Can you survey a school or hall near North Stoke?

Yes, working with whoever is responsible for the building. The duty holder should hold an asbestos register.

Do you cover North Stoke?

Yes, we do: North Stoke is within the area we cover in Oxfordshire. Send the postcode and a few photos and we will quote.

Should all asbestos be removed?

Not necessarily. Sound material that won’t be touched can often stay, as long as it’s recorded.

Can you help with a shop or office?

We do, alongside homes. Non-domestic premises have a duty holder who should hold an asbestos register.

What should I do if I’ve disturbed asbestos?

Leave the area, keep others out and close the door if you can. Avoid sweeping, vacuuming or dusting, and ask for advice.

Can you come if the asbestos is damaged?

First, keep everyone away and don’t clean it up. Then contact us for advice.

What if asbestos is found during building work?

The builder should stop and close off the area. We can test the material and, if needed, plan its removal.

Choosing the right option

A management survey or a refurbishment and demolition survey? The first is for a building in normal use and involves minor intrusion; the second is fully intrusive and needed before work. See our guide to which survey you need. Every quote says whether VAT is included, so you can compare like with like.

Why us?

  • Practical recommendations
  • Paperwork you can show your buyer, landlord or builder
  • Houses, flats and business premises
  • Work done to the regulations
