Asbestos survey for River
Asbestos survey in River
There are two main types of survey, set out in HSE’s guide HSG264. A management survey covers a building in everyday use, while a refurbishment and demolition survey is needed before work starts. We will help you choose the right one for your survey in River. Whether it’s public and community buildings and purchases of older homes and buildings, we deal with flues, floor tiles and textured ceilings.
Village surveys around River can include extensions, stores and stables as well as the house, each scoped separately if needed. We only recommend work that is needed.

What affects the price in River
Every quote reflects:
- The survey type
- Access: height, lofts, steps and space
- Location, parking and any London charges
- How many outbuildings are included
The cost of an asbestos survey depends on the job: the materials, the amount, access and what paperwork is needed. We quote each job individually.
Helping us quote
Good photos help us plan and quote. Take them from a safe distance without touching the material:
- Any labels or markings, if you can see them safely
- A close-up from a safe distance
- A picture of the whole area
- The parking area
Include any existing survey or test when you use our quote form or call 07833 053 749; it helps us quote accurately.
Why people call us in River
Builders, electricians and plumbers need to know about asbestos before they work. HSE’s campaigns aimed at tradespeople make this point repeatedly, and a survey report is how they find out.
If any of these sound familiar, it’s worth getting advice:
- Demolition projects
- Checks on rental property
- Kitchen, bathroom and rewiring projects
- Public and community buildings

River questions
Could my house in River contain asbestos?
It depends on its age and history: asbestos was used until the 1999 ban, so older homes and older alterations in River can contain it. Common places include garage roofs, textured ceilings, floor tiles, soffits and flues.
How far is River from London?
We cover River, about 42 miles from central London.
Can you help with a flat?
We do. In a block, the shared areas are the responsibility of the managing agent or freeholder, who should hold the asbestos register.
What if asbestos is found during building work?
Stop work in that area and keep people out, then have the material identified before anything else happens.
Will the survey damage the property?
Only minimally for a management survey: small samples are taken and the points sealed. A refurbishment survey is intrusive, which is why the rooms must be empty.
Can you help a business or landlord?
Yes: homeowners, landlords, managing agents, businesses and contractors. Send the details.
Who needs a management survey?
Duty holders for non-domestic buildings and the common parts of flats normally do. Homeowners and landlords use them as well, to know what’s there before work.
Do you work on commercial premises?
Yes. Send us the details of the premises, and any existing asbestos register.
What we do and do not cover
The usual limits are:
- A survey identifies asbestos; it does not remove it
- The report describes the building when surveyed; condition can change, so recheck it
- Inaccessible areas are recorded, and must be treated as containing asbestos until checked
If you’re unsure, describe the job and send photos, and we’ll advise before you book.
What we deal with
- Garage and shed roofs
- Artex and textured coatings
- Floor tiles and adhesive
- Pipe lagging
- Boiler cupboards and panels
- Ceiling tiles
- Roofing felt and bitumen
- Soffits and porch canopies
- Water tanks and flues
- Cement sheets and cladding
A closer look at the materials
Insulating board
It’s easy to mistake insulating board for other boards, so a lab result is essential.
Asbestos cement
Garage roofs, sheds and flues made from asbestos cement are common in surveys of older homes. How weathered and damaged it is affects what to do.
After the job
Any areas not accessed are listed, and should be presumed to contain asbestos until they’re checked.
Once you know what’s there, a few simple habits help:
- Make sure you can pass the report to your builder
- Book the survey before you book builders
- Have any old surveys or plans ready
- Tell us exactly what work you are planning, so the survey covers the right areas
What to avoid
Do not take samples yourself before the survey: we take samples with wetting and sealing to limit any release.
Until the survey is done, do not drill, sand, cut or break suspect materials, and keep trades away from them.
Doing it yourself?
HSE advises the public not to repair or remove asbestos themselves. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.
Power tools, sanding and jet-washing release the most fibres, so avoid them completely.
Weighing up your options
The cheapest survey isn’t always the best value. Compare the areas covered, the sampling and the report, not just the price, so you are comparing like with like. We don’t publish a price list, because jobs vary so much. Our guides list published price ranges from other companies, with sources.
Why choose us
- Records for your files
- Each material’s condition recorded
- Homes, rented property and workplaces
- Practical recommendations
