Need asbestos testing in River?

Asbestos testing for River properties

Asbestos testing tells you whether a specific material contains asbestos We sample suspect materials in River and have them analysed by an accredited laboratory, so you know before you drill, sand or remove anything. Typical materials include garage roof sheets, black adhesive and soffit boards, and people generally contact us about single materials in rented homes between tenancies and textured ceilings before a renovation.

Village homes in areas like River often mix old and newer materials, so each material needs its own test. Our quotes are written and say what’s included, so you know where you stand.

Can I do it myself?

HSE advises the public not to repair or remove asbestos themselves. Higher-risk materials such as lagging, sprayed coatings and most insulating board must only be dealt with by an HSE-licensed contractor.

Home testing kits exist, but you have to disturb the material to use one. HSE recommends a competent person takes samples.

After the job

If asbestos is found, we will explain your options: it may be left, covered or removed, depending on your plans.

A few practical points:

  • Don’t touch it before we arrive
  • Photos of the material help us plan
  • Tell us if there is adhesive under tiles
  • File the result with your property paperwork

What to avoid

Until you have the result, don’t drill, sand, scrape or cut the material.

Please do not take your own sample.

What we do and don’t cover

Some limits to bear in mind:

  • Clearance air testing after licensed work is done by an independent UKAS-accredited analyst
  • Photos cannot confirm asbestos; only a lab can
  • Identifying the material is the first step; removal is planned separately

If you’re unsure, describe the job and send photos, and we will advise before booking.

Which option is right?

How many samples? Each different material needs its own sample, and sometimes tiles and adhesive or coatings in different rooms need separate samples. The cost of asbestos testing depends on the job: the materials, the amount, access and what paperwork is needed. We quote each job individually.

Flues and tanks

Flues and tanks are often asbestos cement.

Roof felt and mastics

We can test felt before a flat roof is replaced.

Prices and what affects them

What drives the price:

  • The building’s size and layout
  • Roof spaces and outbuildings in scope
  • The size of the job
  • The type of survey you need

We do not publish a price list, because jobs vary so much. Our guides list published price ranges from other companies, with sources.

Sending photos

A few photos can save a site visit:

  • A closer photo of the material, without touching it
  • The access route
  • Street parking nearby
  • Damaged areas

We quote each job individually, because no two are the same. To start, send photos through our quote form, or phone 07833 053 749.

Duty holders and landlords in River

If you’re responsible for a non-domestic building or the common parts of flats in River, you have a duty to manage asbestos under regulation 4 of the Control of Asbestos Regulations 2012. That means finding it, assessing it, recording it and planning how to manage it.

The duty to manage applies to non-domestic premises and common parts, not to single private homes, but contractors still need to know about asbestos before they work.

How it works

We start by agreeing exactly what to sample, then take each sample with the area damped and the point sealed afterwards. We wear suitable protective equipment for the job, and keeps dust to a minimum.

  1. Tell us what the material is, where it is, and send a photo if you can
  2. We agree how many samples are needed and send a quote

  5. We send the result and explain your options

Common questions in River

Do older homes in River have asbestos?

It depends on its age and history: asbestos was used until the 1999 ban, so older homes and older alterations in River can contain it. Common places include garage roofs, textured ceilings, floor tiles, soffits and flues.

How far is River from London?

River is about 42 miles from central London, well within our area.

Can asbestos go in my bin?

Never: it’s hazardous waste. When we remove it, it’s taken to a permitted site with a consignment note.

Do I need to be at home?

Someone has to let us into all the areas in the job, and it helps if you’re around to answer questions.

Do you work in flats?

We do. For shared areas, the managing agent or freeholder holds the asbestos information.

I think I’ve damaged asbestos. What now?

Get everyone out of the area and keep it closed. Do not try to clean up the debris yourself, and ask for advice; your GP can advise if you’re worried about your health.

What paperwork will I get?

Depending on the job, a report, results or a consignment note.

Do you work in River?

Yes. We cover River and the surrounding area as part of West Sussex. Tell us the postcode and what you need.

  • Identify it first: we test or survey before planning removal
  • Done to the regulations: HSE guidance and CAR 2012
  • Paperwork for your records: reports, lab results and consignment notes
  • Waste sealed and labelled, then taken to a permitted site
